I had two acres of property with frontage on the water and had major cleanup and demolition that needed to be done. Ed came out to look at the property and offered his professional opinion and was outstanding to work with. I had been quoted an outrageous quote by several large firms including Serv pro and Ed did everything and more and had the best pricing! The cleanup took 5 days and every day Ed was out on site to ensure that I was satisfied, I never have met an owner of a company who was more of a pleasure to deal with than Ed. Don't bother calling anybody else for your cleanup/demolition needs except for Ed!

Ordenez Home Improvement did a great job installing my tile backsplash in the kitchen and repairing a leaking shower door that had damaged an adjacent wall. I would definitely recommend them because of their high quality of work and excellent value.

We absolutely loved working with José and his team to tile our basement floor with ceramic wood-looking tile, expose a brick wall, and install new toilet and a wall-mounted sink. He works FAST and within budget. Extra things we needed done were added at very reasonable extra expense ($40-60 to repair an unexpected drywall hole behind a mirror). His team does beautiful work, and José made sure every bit of trash or demo material was taken away. They also went above and beyond to make things look nice. For example, I don't think they charged me extra when they plastered around our baseboards and it looks soooo much better! They also patched a little hole left by a past electrician's job. They took extra good care of our space as if it was their own home. We also like that he respected our desire to further finish our space ourselves ( we are ok with doing our own painting). I can't say enough good things. We will definitely hire José and Brandon Contracting for our next job.

We hired Erick to paint the cabinets for our kitchen update based on reviews of others through Thumbtack, and we are glad we did! Erick did a great job painting and replacing all of the hardware on our 20-year-old cabinets. In addition, we learned from him that he also does tile work so, based on the excellent job he did on the cabinet painting, we had him install subway tile back splash. He did a superb job of the tile. In addition, we expanded Erick's contract to include painting of the kitchen and breakfast bar walls as well as an accent wall and art niches in our new paint color scheme. Again, a super job. I cannot over emphasize how pleased we were with Erick's work. He seeks and achieves perfection in the quality of his work, and his crew likewise follows his lead. Hire Erick! You will be glad you did.

The crew did a great job of moving the whole town house in 12 hours. Some i had boxed and some they did. I had provided the boxes and some tape. They brought blankets, shrink wrap etc. They did a great job of moving all the items without any damage. However, lost a star when they had put the bed together in one of the rooms they left it in the middle of the room and had not understood that i had told them to set the bed near the wall. Only 1 person understood the instruction i provided while the other 2 had put boxes in the rooms that were not supposed to be. I will make sure that the movers understand English instructions of what i am saying next time if i hire them again.

I needed someone to take away my daughter's mattress and box spring from her college apartment. It was old and needed to be disposed of. I searched online this morning and got on the Thumbtack site. After putting in the information I received 2 quotes from 2 companies within an hour. That response time was fantastic! Charlie's company was able to come to take the old mattresses this afternoon at a convenient time for me. There was good phone contact with arrival times since there was some traffic on the highway. Charlie and his team of two others were very nice and completed the job quickly. The price was reasonable and exactly what we agreed on. I will definitely use their services again in the future and I highly recommend them! This job was in College Park, but Charlie said they do work all around the DMV area.

Great work and attention to detail. John did an amazing job building and framing walls and door in my basement. The price was fair and the work was done on time. Couldn't be happier with the result.

The service went very well. Everything came out as expected. The only (minor) complaint I could have relates to the longish time it took to complete the job. But, being a 100% outdoors job that didn't affect the household workings in any manner, we were fine with it. We are pleased with the results. The paving and retaining wall system they used (Nicolock) seems to be of very good quality. Rainwater drainage was a big problem with the older walkway, and they took their time to replace it with a much better installation. Their personnel demonstrated experience in dealing with this kind of construction, even giving a few useful suggestions on how to tackle little problems as they surfaced. I would definitely recommend their services to other prospective clients, for sure.

Juan was very quick to respond, and he went above and beyond with little touches: instead of just patching a drywall hole, he spackled, sanded, and painted the small wall. He added stain to the false floor until my sink so it was a closer match to the cabinets. He worked longer trying to repair a bathroom faucet and didn't give up when a rubber gasket failed in a part previously (through no fault of his) and created more work. He finished ahead of schedule.

We hired Christian and 5th Gen to do a full gut of our kitchen including opening up a wall to our dining room, plus some work to better integrate the former sleeping porch at the back of the house. From the initial meeting, Christian seemed genuinely interested in our project and in being a good thought partner for us, and that continued throughout the project. 5th Gen is a small, family operation with all of the associated pros and cons. They are helpful, friendly, responsive, and genuinely invested. With limited capacity, it can be hard to nail down a start date, or someone gets sick and hard to reach for a day or two. As they so often do, our scope expanded in the course of the project (along with our budget), but in the end we are SO happy with our kitchen and dining area. Hector, our foreman, was great to work with, and supportive of every crazy question or idea we came up with. If anything, he let us add too much without reigning us in. If your budget is firm, we would recommend pushing for regular timeline and budget updates to ensure you stay on track -- we would have benefited from some earlier communication on that front. All fair and worth it, but would have appreciated more warning. The team seemed to take this feedback very seriously when it was provided, and seems ready to make the adjustments. If a small, flexible operation you can really work with is what you want, 5th Gen is a great choice.

Working with Paul from the Langway Brothers was so wonderful. He gave me free estimates with different options on possible ways they could fix our plumbing issue. I've gotten quotes from several other plumbers (even corporate companies) and it was a steal of a deal not to work with them. They did an awesome job from start to finish, they cleaned up after themselves, and they contacted us to follow-up on any additional matters. Thank you so much. I would definitely recommend them!

What a wonderful find! Nery could not have been better! He got back to me very quickly, accommodated my schedule, and the quality and care of his work was too notch! My husband and I had terrible water damage done to our ceiling and looking at it today there's no evidence it ever happened! The dry wall repair and paint job was stellar. Nery was very clean and considerate, too. Would highly recommend!!!

I hired VIP Steemer after another contractor, who was not on Thumbtack, took the first couple of insurance checks and walked off the job. With the way VIP Steemer came in and corrected a very complicated situation for our family, Mr. Iwundu and his team proved to be a God send for us! When VIP Steemer came to the job, the remediation had not been started and water damage and mold were still on walls, cabinetry and flooring. VIP Steemer got to work promptly re-negotiating with insurance companies and starting a proper and thorough remediation. In the middle of the remodel phase, 3 ft. of snow collapsed our roof. Before any further damage could be done to the home, Mr. Iwundu deftly handled the complex insurance problems and quickly repaired damage done by the snow. The remodel was beautiful. The workmanship was excellent. The materials they bought the job far exceeded my expectations. Above all I appreciated the honesty with which Mr. Iwundu and his team dealt with us. Where there were old piping and fixtures that needed replacing, the VIP Steemer team pro-actively identified and fixed problems. They repaired or replaced where it was needed instead of covering up or "patching-over" things that we as homeowners could have easily missed. Because of their thoroughness, honesty, and skill, VIP Steemer took what was a very difficult time for my family and me and helped to make our days a lot brighter!

Because of a scheduling quirk in a kitchen remodeling project, we needed some spot demolition while our contractor was out of town. Dante took care of this work in outstanding fashion. 1. His crew did the work efficiently, safely, and carefully. Even though they were removing plaster, they were able to leave the site immaculate after taking the wall down. 2. Dante always responded in incredibly timely fashion, immediately answering all my e-mails, arriving early for the estimate and work appointments, and finishing the job for us on a very tight schedule. 3. FamilyBiz's estimate was very reasonable, almost half my other estimates. I recommend Dante wholeheartedly.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
