As most here can attest finding a trustworthy, professional and reasonably priced contractor is a coin flip sometimes. Found Rojas Contracting via this website and all of their reviews were outstanding so I decided to get a quote from them. Their quote amongst the lowest so we decided to go with them. For the entire two week job of building a privacy fence around a 1/2 acre yard they were completely professional, attentive to detail and changes that we wanted to make and even decided to redo a couple of small areas that they were not satisfied with and we had not even noticed. They cleaned up very well after the job was complete and we plan on using them for future remodeling and construction jobs as well. Cannot think of anything that was even partially negative with the experience and we would highly recommend them to anyone that has a construction or remodeling need.

Rescue 1 Construction's Mike Kemp did an outstanding job. I simply needed a new water softener installed as my 20-year old softener "died." He stopped by the house within hours of contact (on a weekend, no less) to see what needed to be done. He took measurements, familiarized himself with the new softener, we agreed on a price I thought was fair, and the work was done next day. He completed & cleaned up following the installation and forwarded photos as I was unable to be at my home at the end of the installation. We found ourselves in a tough situation when our basement flooded. We had to have all of the carpet removed and baseboards removed to eliminate mold. Marcus was asked to replace the custom 6in baseboards in a fairly large basement. He was easy to work with and worked around our schedule. He stained and installed the baseboards flawlessly giving our basement a very professional and finished look. He charged a fair price and even helped out by replacing some of the sheet rock with no charge at all. I would definitely recommend Marcus for construction/carpentry work and look forward to using his services in the future.

I had the pleasure to work with David on a 5 month condo renovation in downtown Kansas City - He was a consummate professional throughout the entire process. David handled the majority of the scopes of the project from demo to final cleaning and did so in a timely and efficient manner. He was always on-time (early actually). He has a wealth of construction knowledge and is more than capable of executing any task presented to him. He is also capable of taking on large scopes while maintaining a high level of craft and attention to detail. On a personal level he is a great guy and very easy to work with. David exceeded our expectations and was the catalyst of a very successful project. The client was thrilled with his new condo and I look forward to working with David again.

We got in contact with 221 Construction through the website and hired him to replace our shingle roof with a composite one. Our experience with 221 Construction was awesome. Don returned our calls very promptly, answered all our questions and even some we didn't know we had. His extensive knowledge and experience made us comfortable choosing his company. We took a long time picking a company and kept changing our mind but he never got frustrated with us. He was very friendly, courteous and thorough with his explanation of the roofing process. He was true to his bid price, finished the work on time and left no mess. We are very happy with the results and excellent service we received. We hired Matt to finish our basement into a living space with a bedroom and bathroom. His bid was very thorough and during it he took the time to walk through the best way to set up our vision, such as the bathroom layout, what size of window we needed to get for the bedroom, the bedroom layout with the closet, etc. Throughout the entire process he added great suggestions and new ideas that helped us get exactly what we were wanting. We added the addition of a bar towards the end of the project and Matt went above and beyond to accommodate the changes and stay with the timeline. Matt was on site almost daily to check in and address any questions we had. His crew was great and we are very happy with the end results! We will definitely use Mateo Homes again if we have any other remodels in the future!

I had a driveway renovation/expansion project. Arrow has financing options, so once we got money figured out they came in and did the whole project in 2 days. Project went well, crew was great, driveway looks good. Only issue I had was that they didn't backfill the dirt to the driveway. I didn't realize they would haul all the dirt away, now I gotta find/buy some. Other than that, would recommend these guys.

The guys did great job on some of the things, took a little longer then promised, but totally understandable with construction business. Some things weren't done, had to make them to come back, some things weren't done at all, must of been misunderstanding on the contract bid.

Removed part of concrete patio. Very professional; on time and very reasonable. Took great care to protect house siding and very careful about moving concrete pieces across the lawn and avoiding sprinklers. Would recommend Marsh Construction to anyone needing concrete work done.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
