I do not recommend Akrivis for Real Estate valuation because their service for $450, anyone could do with quick search on Zillo, Redffin, RealEstate.com for free. They gave a per square foot value on my home of $265 per square foot. Cape Cod price per square foot is @ $600 The comps they included did not contain a 5 bedroom house, they were 3 and a 4 bedroom house, no where near the square footage, or the property square footage, mine is on 1.7 while the comps were on 0.5. A ReaI Estate lawyer looked at their valuation and said "this is garbage". I complained to them, their response was for me to find comps in the area and email them after I had paid them $450. I recommend you use a different company than Akrivis. Not worth the price.

Our valuation reports are prepared using available market data, comparable sales, and property-specific factors such as size, bedroom count, bathroom count, condition, location, and overall marketability. Comparable sales are not expected to be identical to the subject property in every category. When differences exist, such as bedroom count, bathroom count, square footage, acreage, or other property characteristics, adjustments are made as part of the valuation analysis. For that reason, the analysis is not simply a one-to-one comparison of price per square foot.
We are always willing to review a report when a customer provides objective information that may impact the conclusion, such as relevant comparable sales, factual property corrections, or market data that was not available or considered at the time of the report. However, without objective support or participation in the reconsideration process, there is not a basis for revising a valuation simply because the concluded value differs from an expected or preferred value.
