I booked the project with OSA just one week before I moved in my new condo. There are plenty of jobs needed to be done, like install all appliances, replace old vanity, replace all old valves, replace new toilet, install new lights, put floor tile and wall tile in my bathroom, and so on. Thankfully, OSA finished all projects before the day I moved in with high work quality, I really appreciate it. Also, they are very trustful, I gave my home key to them so they can come any time to do the work. I would definitely recommend OSA to all my friends who needs to do electricity, plumb job for their house or condo.

Stella turned an existing upstairs bed room into a bathroom. Work was done well overall, and it was a pleasure working with Erik. I especially appreciate his ability to reply to e-mails and texts within minutes, something that most other contractors I vetted for the job couldn't manage in days, or in some cases, not a all. The owner of Kajer Construction is the most honest and hard working contractor that I know. When Billy responded to my request for services he said that he does Quality Work at a Reasonable Price. I am happy to say the Billy was the only contractor who agreed to meet with me to discuss the work to be accomplished. The Quality of his work was impressive and his pricing was more than fair. The other Contractors who contacted me all quoted the job without discussing the work with me and in my opinion, their quotes were extremely overpriced. We have now used Troy for several projects which include restoration, tiling of floors, painting inside walls, and painting exterior of house. In each case we were well pleased with his work and impressed both with his handling of the projects and their end results. For the first project (painting the interior walls), Troy took the extra effort to prep the walls by removing excess wall paper and backing, patched and skim coated. After painting the walls they looked beautiful - smooth, clean lines, damage spots no longer visible. The exterior paint job was also done well. Again, Troy took the time to prepare the surfaces - scraping shingles and trim work, fixing / repairing shingles, finding the right primer (due to the poor condition of the shingles and old peeling paint). And again, with a coat of paint and clean lines around the trim the house looks vibrant - the neighbors loved it and commented on the good job he did. Troy also tiled the bathroom and kitchen floors which look great. The projects were performed in a timely manner, the areas kept clean as Troy didn't just do a job but took ownership and managed the projects. Once Troy took the project I could relax knowing that any issues that arose would be handled, I would be kept informed with updates and timeframes, and in the end impressed.

Jon removed my old retaining wall and stairs and built me a new one in about a week. What I like most about Jon is that he built me exactly what I asked for and nothing less. He didn’t pressure me into purchasing higher quality materials or try to increase the scope of work for his benefit as all the other contractors had. He showed up and did the work without me ever being home and charged a reasonable fee. What I hate most about hiring a contractor is the idea of paying a large sum of money to a random guy who showed up to your house promising the world only to never hear from him again. That obviously was not the case with Jon. I honestly don’t think he asked for a dime until a large portion of the job was complete. If you want someone that will show up, do the work at a reasonable price, and always return your call, I recommend Jon.

If you’d love all marble fixtures but have $3,000 total, you will have to compromise. Being realistic about materials and money before you even contact a contractor will have you on the road to success. Here are some simple steps to follow in the planning stages of bathroom remodeling:

  • List your remodeling priorities in order of importance (e.g., 1. New shower head, 2. Replace flooring, 3. Install recessed lighting, etc.).
  • Calculate what you can realistically afford to spend on your bathroom remodel. Identify an “all in” price — meaning the absolute maximum you’re willing to pay, as well as what you’d prefer to spend.
  • Gather ideas from Pinterest about colors and finishes.
  • Research the costs of the materials and finishes you want and begin making choices about what is and isn’t possible to fit into your budget (once labor is included). If you’d like to stay under $10,000 total, but really love a $2,000 tub, plan to downgrade in other areas.

How long should a bathroom remodel take?

How do I remodel my bathroom?

Bathroom remodeling is made up of three general phases. The first phase is the planning and permitting phase, in which you determine exactly what you want, what materials and finishes will be used, and what the end product will look like. If you’re competent with design you can handle the planning yourself, or you may hire an interior designer to guide you. During this phase you’ll also hire a general contractor who can help execute your remodel vision, coordinating and overseeing all the subcontractors required to do the bathroom remodeling (plumbers, flooring pros, etc.). When your plan is finalized, your contractor should obtain permits for the work you want done. During this time you’ll work together to order all the materials so they’ll be ready and waiting when it’s time to start construction.

The second phase is construction. Bathroom remodeling typically starts with demolition, removing the old floors, shower and vanity to make way for the new. Delays in delivery of materials, or changing your mind and ordering different materials halfway into the project, will mean that construction has to pause until the new materials arrive.
