Everything you could ask for and more! I usually never write reviews, but when it comes to hiring people and it companies to do work I felt important to share. We all know how difficult it is to find a good contractor. Elsayed came out on a Sunday and worked tirelessly until the job was done. Installed 3 toilets, dishwasher, garbage disposal, 2 faucet fixtures. Also corrected numerous plumbing issues in the process. From start to finish he let me know what was going on every step of the way. His recommendations were spot on as he came across other issues throughout the project. I always felt confident everything would get done right and did it ever! Never strayed from the up front and honest pricing. I’ve already rehired Elsayed to do more work in my home as OSA is a full service general contractor. Hire with absolute confidence!!!

Just hired Steve for my retaining wall replacement project. I really cannot say enough great things about him. He was on time, always answered my calls and requests, and did a killer job. Typically contractors in this business are not that professional and will leave you hanging, but not Steve. Check out the before/after of the wall he just did, the proof is in the pictures. My wife and I could not be more satisfied. Seriously, hire him and you will not regret it.

Justin did a nice job replacing some exterior trim on my home. He was professional and patient, and willing to explain the specifics of the project. His work was excellent and the cost was reasonable. He paid particular attention to the small details. Justin was methodical and didn’t rush through the job like some contractors. Also, unlike many contractors, Justin is not afraid of climbing. I would highly recommend Justin to a friend for exterior trim repair or replacement.

Stella turned an existing upstairs bed room into a bathroom. Work was done well overall, and it was a pleasure working with Erik. I especially appreciate his ability to reply to e-mails and texts within minutes, something that most other contractors I vetted for the job couldn't manage in days, or in some cases, not a all. Stella was very helpful in the planning process, and managed all the permitting/inspection work with ease. I would definitely recommend them.

ER Construction is by far the best company we have ever had do work on our home. We have had some horrible experiences in the past with contractors who didn't show up, finish work promised, were sloppy and rude. ER Construction has finished all the work in our 1850 colonial and it has surpassed our expectations. The painting, floor refinishing, ceiling repair, and floor installation has been incredible and we are having them paint the exterior as well. We are very happy and satisfied and are recommending them to everyone we know!

Eduard with BBC just finished our bathroom and I felt like writing a review. A lot of times, people only write reviews for bad service or work that was poorly done, so I thought I'd take the time to recognize some excellent work. I was beyond impressed with BBC. After we had a lot of trouble with another contractor doing other work in our house, we knew we had to find someone different for our bathroom. We had at least 4 different contractors come over to check out the job and give us quotes. BBC actually came in at the best price. On top of that, he really worked with us to get it within our budget and exactly what we wanted it to look like. With 2 kids and limited funds, his flexibility was MUCH appreciated. Not one of the other contractors was willing to work with us in that way. I figured that since he was so great budget-wise and with such a great personality, he'd be difficult once the work got started. I was definitely wrong! He was beyond professional and stayed on top of every subcontractor to make sure they got their work done on schedule--unheard of in the industry! He will answer his cell phone any and every time we called. Eduardo actually finished our bathroom on schedule, he also finished within budget. I would definitely hire him again, and hopefully we have a chance to. I hope you have the same experience that we had....Thanks Eduardo our new bathroom looks great! James Sampaio

What a great find Corey was. I'm hard pressed not to leave him a good review because when you find a good contractor you want to keep 'em to yourself. But he's great. On-time, fair and great work. We only used Corey this first time for a couple of small furniture assembly jobs but fully plan on having him come back for some other more significant work.

As a frequent Thumbtack user, I've had a lot of contractors work on my house including other painters. Cleynira Construction and the owner Cody are by far the best we've ever used. They painted the outside of our 1950 colonial and it looks fantastic!! Cody also used his construction skills to remedy some tricky wood rot in some decorative detailing areas near that I thought would be very difficult to fix. If you want superior quality work at a very competitive price, I highly recommend these guys. I'm extremely happy with their work and I will rehire them at every opportunity.

Mr. DeOliveira was very professional. He gave me a quote and stuck to it. He showed up on time and did a great job installing s cement pad in the front of my house. He came back the next day and finished the work. Finally he had to come back a week later and repair the job after a truck backed into the house and damaged the concrete. Adonias was very easy to work with. He is friendly, creative, and flexible. He has a very busy company, so sometimes my projects took longer than expected, but he is good about communicating. Eagle7 remodeled two bathrooms for me (I will upload pictures after I finish cleaning and organizing them). They took out two fiberglass shower/tub units, built a new tub with tile surround and a tiled walk-in shower with glass door. They replaced sinks and countertops, replaced flooring (tile in one, vinyl plank in the other), repaired some plumbing, replaced fan/light combos, and built out walls where needed. In addition, Adonias and his crew helped with a few extra requests as they came up, without complaint. We were updating most of our house this month, so there were many contractors in and out, a dog, kids, and general chaos. The crew took it all in stride, they were patient and worked around our schedule. Prices were very reasonable, and they worked with me to think through what could be salvaged/reused to minimize costs. Adonias also sourced materials as needed, not overbuying or upcharging. Highly recommend Eagle7.

JP came to look at one project for us and ended up taking care of two! We had a few different contractors come through, but JP was the most professional and had the best vision for completing what we were trying to accomplish. Everything went perfectly according to plan and we couldn't be happier with the finished result. We discussed costs up front and everything came in on budget. Very responsive to any questions or concerns that came up and had perfect suggestions for when we didn't know which direction to go in. I had to get an apt. unit ready within 24-48 hours with a few small projects like hanging a towel bar, installing molding near the back door, hanging a coat rack, installing a small electric baseboard, and a radiator cover. These required some quick sanding and painting of the trim and patching the hole I made in the wall trying to hang a towel bar. Well, these 2 guys whipped through these projects in half a day. What a relief! I was stuck with no contractor wanting to do these many small jobs and they did it. Timely, neatly and professionally. I will call upon you again! Thanks for saving my butt!

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
