I had a site inspection and I was informed about the problem and the solution. They shared an estimate which was affordable. These guys have extreme knowledge and problem solving skills. I hired another company off thumbtack, PA commerical / residential service LLC the owner is Tim and that company bailed on me less then 24 hours from the appointment and only after I sent a message to confirm if I hadn't that mover would not have shown up. I called Charlie who answered his phone so that was,a good sign, I told him my situation and what happen. He told me he just sent his men home but would call them and see if they could move me, TONIGHT!!! But told me if he couldn't tonight he could tomorrow. Tonight tomorrow I didn't care. I had taken Thursday off to be moved and I needed it done. Well Charlie gets in touch with me and tells me 3 of his men are on the way. These guys were awesome!!!! They got me moved were professional, extremely helpful and very sweet. This company ROCKS!!!!! Charlie and his crew ROCKS !!! I can't thank them enough for coming to my rescue. Oh and price, it was fair. So if your looking for a company to get you moved look no further Charlie is your guy.

Kelvin wasn’t able to make it to our scheduled appointment today, but I wasn’t upset because he was able to find one of his guys as a replacement and had someone over to my house right on time. I really appreciated the communication. His colleague was very detail oriented, professional and polite. He asked me to check his work before he left. I can't recommend the Brandon Contractor team highly enough. I had a small construction project that needed to be done urgently the week between Christmas and New Years. I called and explained my situation, and not only did they come out that night to give me a quote, but the job was completely finished the next day. They gave me a reasonable price and further advice about how to fix the issue. I really appreciated the service that I got from them, especially considering that it was a small job, on short notice, and that it was the week of Christmas. They did great work and I would not hesitate to hire them again.

I am so glad we selected MJ Home Services LLC for our home's basement waterproofing project. We listed the project on Thumbtack and had 3 companies respond, MJ Homes Services was one of them. One of the other companies came with a complicated and insulting sales process, that had us spending two hours looking at few brochures and lots of out of business company records of former competitors while recommending options to leave our basement busted up with another project to renovate. MJ Homes Services was different. Apart from being the first to respond and show up for a free inspection, they were very professional and studied our home's problems in detail. They were genuinely interested in solving the problem, once and for all rather than just earning the business. They came out twice for pre project assessment. The owner of the company, John, came and lead the design of the solution to remedy our flooding problems. The solution was comprehensive tackling the problem from all directions e.g. Competitive French Drain Network, Landscape Grading, Awning Construction, Sump Pump flow redirection, Concrete Patio Demolition, Surrounding Neighbor Water Flow Analysis etc. When the project started, just like most constructions, the crew ran into issues with valid grounds for variation. Rather, Brian and the team under John's leadership took the professional route to honor their commitment to working within our budget. In fact, the crew were so professionally that they made innovative design and construction choices should have costed us about 5 thousands dollars more for the project. I could not help but think what would have happened if we went with the other company. They would have been so rigid on the approach and inflexible with scope. I have no doubt in my mind that MJ Homes Services was a God sent answer to our home's basement floodings problem because we had spent thousands over the years on different remedies including a complicated sump pump system with another company to no avail. Finally, when it comes to being responsiveness and customer delight, Melissa of MJ Home Services is the Queen of it. She kept us up to date before, during and at project completion. During the project, it was on a day-to-day basis. She was also able to work with the crew to achieve a scope that's truly above contract. I am very grateful to have MJ Homes Services work on our home project. I will certainly look forward to any opportunity to use their services in future.

I'm not the gal that would generally take time out of my hectic day to write a review. I had to make time tell you about Crab Construction LLC. So, the back story is my husband and I live in Virginia and my mother had a major medical issue. I had to call help for her from VA to Baltimore, MD. She was of course admitted to the hospital. Once she was discharged we knew she needed to be closer to us. We informed the senior housing she lived in that she would move upon discharge. They insisted on a 30 day notice with her being hospitalized. My mom could not take everything and we thought they would use her security deposit to cover the cost of removing the excess. They gave us the smallest window to vacate. We are now back in VA, working at a distance, searching online for a removal service. We got crazy high quotes up to $700. Most wanted pictures or access to see the apartment to provide us with a quote, which we could not accommodate not being in the city of Baltimore. So, we tried Thumbtack. They connected us to Crab Construction. We worked with Rick. From the beginning he was transparent, understanding of our needs and professional. We hired Crab Construction for the job. He stayed in communication with us from beginning to end. Rick sent us pics of the completed work and invoiced us after he was confident we were very happy with the job he and his team did. This is not a service that you need very often, but he is added to our speed dial. As for price, we found it extremely affordable. We reviewed his ratings before we booked; all 5 star. Nuff said! Hire Crab Construction and tell Rick we thank him for everything.

Deck Professionals LLC, installed a wooden privacy fence around my residential home (which backs up to four different properties). They did an excellent job, from start to finish, at an affordable price. I got several quotes for this job, and they beat them all. Now that the job is complete and I am very satisfied with the final product. The estimator was very knowledgeable and helped me narrow down my fence layout and design. Overall a very good experience. I recommend giving these guys a call for your fence or decking needs.

We hired Squash Blossom to manage $35,000 of improvements on a house we just purchased, using an FHA 203k loan. Larry was dependable, creative, and proactive and we will not hesitate to use him again in the future. The house was purchased as-is and needed a new HVAC system, significant electrical work, and a variety of carpentry tasks, including taking down an interior wall. The previous owner also left us with a mess of outstanding permits on work he had covered up without inspection. As first-time home buyers, Larry’s vast knowledge of all aspects of residential construction and his experience navigating 203k loans and Baltimore City’s housing department were irreplaceable. In the process of getting the house permitted for occupancy, significant additional work was required by the inspectors. Larry kept the project moving as quickly as possible and was creative and open about suggesting ways to both get the job done and to minimize costs. He was committed to doing what was needed to get us into the house, and quick to take on the additional work that was ultimately required. Larry’s crew has an eye for quality. Specifically, they dismantled a part of an interior living room wall and repaired the surrounding wall. This included installing drywall on a curved wall and finding a matching stain for the newly exposed hardwood floor. Their work was excellent. Larry was dependable, clear, and quick to respond to communication. When there was a city-related delay or laborious inspector requirements out of our control, Larry was quick to provide updates and options for how to move forward. I would highly recommend Larry and his crew for their reliability, quality, creative problem-solving, and vast knowledge of the various aspect of successful residential construction.

On residential renovation for my family room renovation - I couldn't thank Chun-Fa enough for his wise suggestions of 1) appropriately widening the patio door opening, 2) centering the door on that side of wall, when I decided to replace the old French door to the patio with a sliding patio door at the end of last year. He proposed the overall design/layout and listened to my comments and adjusted the detail architecture drawings swiftly for me to submit to HOA for approval as well as for Andersen Windows people to price and construct. Even though this proposal did attribute to a slight increase of the overall renovation cost, it is well-worth the investment, as it turned out. He also advised me to install a pair of louver on the exterior wall of the patio door, which not only beautified the overall look, but also smartly hide any potential settling crack between the old and new stucco walls. In summary, he is pleasant, considerate and reasonable to deal with. I'd highly recommend Chun-Fa for your renovation projects. You will be happily surprised on how good and trust-worthy he is!!

Mullins and Sons did an excellent job on our new patio. The workmen were pleasant, extremely knowledgeable in their craft and progressed well on a timely schedule so that our backyard was restored as quickly as possible. When removing the previous patio bricks, they did not bring in heavy equipment but did it by hand not to leave impressions on our lawn. Mullins delivered on all items in our contract with fine construction materials and expert service. Being impressed with their personal service and attention to detail, we have contracted them for additional work.

Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. He's a great guy, will be real with you, show up on time, and do great work for a great price!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget.
