Steve was incredibly helpful and patient with me as I evaluated options to re-do the exterior of my house, giving me multiple budgets and alternatives as well as an honest evaluation of the condition of the existing siding. Once he got started, Steve was punctual, his crew was friendly and respectful, and they finished the job in exactly as many days (12!!) as they anticipated and stayed within budget. After a horrible experience last year with a contractor; who charged thousands over their quote, left me with no stairs for 4 weeks, and overall left me feeling screwed, working with Steve was like having a family friend work on my house. A true pleasure and I can't wait to have him back for more interior projects!!

I'm a carpenter, Townsend does my personal house, and hired him to do many other client jobs at multiple properties, bathroom renovations, and house add-ons, rough-in and finals, including replacements of older existing heating systems and water heaters. He keeps my kids in hot water ;~) and my clients happy, from old Cambridge 2 deckers, to new construction in the 'burbs, to commercial pipes and water tanks. I checked the "likes": Quality and Value because those two items are the ones that matter most here at home and on the jobs, and vary between tradesmen. Townsend's work quality and value is excellent. The other items are expected and should be a given for anyone still in the trade. Mess those up and yer OUT, Townsend is IN, decades now.

    I was referred to Johnny Coyne by a fellow contractor for exterior staining and couldn't be more pleased with the work he and his crew did on my South Portland house!! The quality and care they took to properly prepare the exterior of my house for staining not only resulted in a whole new look for my house, it revitalized the neighborhood and definitely reflected in the price when it was sold! In the late summer of 2014, Johnny came over for a free consultation and we examined the entire exterior house. We discussed all the details of power washing, repairing cedar slats, corner boards, and fascia boards along the roof line. He made professional recommendations for the materials that would produce the best outcome, while also being mindful of the budget. He was very easy to talk to and collaborate with, and has a wealth of experience and knowledge that he readily shared from other projects! I chose to purchase the materials for the project, and Johnny was spot on with his measurements and amount of materials needed. He also called to alert me of the Sherwin Williams seasonal sale on stain, which allowed me to buy 10 of quality stain at a significant savings! The before and after pictures show why I couldn't be more pleased with the outcome! Near the end of my renovation, I ran out of steam for painting and called Johnny to see if he and his crew could fit me in to paint the interior window sashes throughout my house. He had a crew come in and within a day did 2 coats on 13 windows and the interior of the front door. Another outstanding job done! I would highly recommend Johnny and his crews for interior and exterior painting, staining and repair work! They were timely, focused, very polite, efficient and left a very clean work site! Johnny was easy to work with and communicate with. He kept me in the loop on any changes as we went along and did not leave me hanging! Thank you for your hard work and helping me make this renovation a success!

      Charles fixed a cabinet door (a corner door, a Lazy Susan) when one of the hinges came off. Ordered another hinge and put it back together. It opens & closes perfectly now, like new ! My wired doorbell went kaput and his buddy/ partner got a new one installed in minutes !!!! Works like a charm ! And Charles removed so beautifully the rust on my heating element covers that one of my dear kitties sprayed onto. Bothered me for so long looking at it and embarrassed when guests came over. That rust is all gone now after he scrubbed it away and covered it with a "primer"(?) perhaps (?), then came back to paint it with white Rust Oleum. Every room's heat covers were affected and there is absolutely NO SIGN that the rust was ever there. Another great thing is that Charles & his partner showed-up WHEN THEY SAID THEY WOULD !!!!! How about THAT ?!!!!! PLUS, his bill was extremely reasonable ! PLUS, he's a nice guy. PLUS, he's honest. He did all of the work on days when I was working...still have my tv and everything else !!!!

        Where should I start when remodeling a bathroom?

        Bathroom remodeling doesn’t have to be overwhelming. Before starting a bathroom remodel it’s crucial to know what you want and have a clear understanding of your maximum budget. If you’d love all marble fixtures but have $3,000 total, you will have to compromise. Being realistic about materials and money before you even contact a contractor will have you on the road to success. Here are some simple steps to follow in the planning stages of bathroom remodeling:

        • List your remodeling priorities in order of importance (e.g., 1. New shower head, 2. Replace flooring, 3. Install recessed lighting, etc.).
        • Calculate what you can realistically afford to spend on your bathroom remodel. Identify an “all in” price — meaning the absolute maximum you’re willing to pay, as well as what you’d prefer to spend.
        • Gather ideas from Pinterest about colors and finishes.
        • Research the costs of the materials and finishes you want and begin making choices about what is and isn’t possible to fit into your budget (once labor is included). If you’d like to stay under $10,000 total, but really love a $2,000 tub, plan to downgrade in other areas.

        How long should a bathroom remodel take?

        With proper planning and a good general contractor, your bathroom remodeling project doesn’t have to take forever. The construction phase of the project will always vary based on your scope of work, the square footage and the condition of your bathroom under the surface layer. Inevitably an 80-square-foot master bathroom with major changes will take longer than a 25-square-foot guest bath undergoing a minor renovation. For a smaller bathroom, a facelift — the industry term for sprucing up the surface layer (such as paint, vanity, tiles or light fixtures) but keeping the existing footprint of the space — may take five to eight working days, as long as there are no surprises like mold waiting when the old vanity comes out. A more complex bathroom remodel that revamps the shower area (customizing the plumbing, installing tile and changing the shower door), updates the flooring and cabinetry, and adds new paint and new lighting could take anywhere from one week to three weeks. A full bathroom remodel that guts the room, changing the footprint and moving the electrical wiring and plumbing lines, could take four to eight weeks or more. To keep your bathroom remodel on schedule, have your materials ordered and waiting, and don’t make any change orders once construction begins.         How do I remodel my bathroom?

        Bathroom remodeling is made up of three general phases. The first phase is the planning and permitting phase, in which you determine exactly what you want, what materials and finishes will be used, and what the end product will look like. If you’re competent with design you can handle the planning yourself, or you may hire an interior designer to guide you. During this phase you’ll also hire a general contractor who can help execute your remodel vision, coordinating and overseeing all the subcontractors required to do the bathroom remodeling (plumbers, flooring pros, etc.). When your plan is finalized, your contractor should obtain permits for the work you want done. During this time you’ll work together to order all the materials so they’ll be ready and waiting when it’s time to start construction.

        The second phase is construction. Bathroom remodeling typically starts with demolition, removing the old floors, shower and vanity to make way for the new. Delays in delivery of materials, or changing your mind and ordering different materials halfway into the project, will mean that construction has to pause until the new materials arrive. Each subcontractor is dependent on the next to do their work, and the general contractor should keep things moving along at the proper timeline, ensuring that the right materials are available and dealing promptly with any unexpected repairs, such as damage discovered behind the walls or under the floor.
