Do your research. Don't just settle with any agent who you talk to over the phone/email. Meet with him/her first before going to a property. Ask them point blank if they offer any guarantees! If they don't know what your talking about, move to the next one who does.

That not all agents are the same. Some are part-time and some are seasoned professionals with a team behind them. Whatever you choose, do your research. Make sure your agent offers guarantees for services, has the latest technology, and he/she gives you a commitment before starting!
