Hired originally to design and install a barn door in a hallway but his work was so reasonably priced and his craftsmanship was excellent that we also had him build a mantel. Along with that he mounted our 65 inch tv on tile. I will keep his number handy for additional projects in the future.

Nick and Adam were fantastic to work with. They gave me a very competitive bid, and then did excellent work. I ended up not doing the project I initially posted in Thumbtack, they ended up replacing my house, garage and shed roofs, two porches and the railing on my deck. They kept in touch with me as we scheduled the job, and were here the day they said they'd be here. The roofs were completed in two days, and the porches in one. Adam made sure that all work was completed to my satisfaction, including redoing two things that weren't bad work, I just wanted them done differently. All work was completed on time and on budget. I hope to get them back later this summer to do more projects. Here's a link to my photos since I can't upload them https://www.amazon.com/photos/share/MwgjeFjSbs6JBb5kS1dHlUaV3MESyzU5XFQehtv7CO5

We had Apex evaluate some water damage at our business. They proposed a couple of different solutions before beginning the job, depending upon whether there was more/less damage than they expected to find. Once the plan was in determined, they executed the job quickly. They repaired some damage wood framing and then bricked up a former window that had not been sealed properly in the past. The work looks good (hidden exterior on commercial building, so beauty and detail weren't necessary) and was fairly priced. Communication was pretty good, but there were a few times where I had to reach out leading up to starting the project, to get details about where in the process we were. Overall, I am satisfied with the work and would use Apex again.

I’m so pleased to find Kel Heyl on Thumbtack as now he will be available to even more homeowners. Kel has done work on and in my home since 2004, from very large projects to small tasks. I love that he is such a careful, creative and meticulous craftsman – his work is never slapdash. I’ve always been very happy with the results, and can recommend him highly to anyone interested in having work done on their home by somebody who knows what he’s doing, and will do it well. Built screened porch, based on his own design. (2004) Removed a chain-link fence and posts. (October 2004) Removed textured ceilings in living room and dining room. Ripped and installed new molding for both rooms. Installed a chandelier. (April 2010) Installed a new entry door to porch, including altering and adapting the jamb. (June 2009) Hung antique coat rack. (2008) Installed a new pre-hung access door for garage. (June 2009) Re-screened porch panels damaged by cat and raccoons. (July 2011) Hung a magnetic knife rack. (February 2012) Re-shingled garage roof, first removing old layers down to bare wood. (August 2012)

See for yourself. Could not be more satisfied. This is just the front. The backside got even more work to include a patio door, lighting, deck, and new cement work for a patio and sidewalk. BARC also took care of some badly needed electrical work, & chimney repair. The quality of the windows is unmatched and comes with a lifetime guarantee. (Window issues solved forever). My home, to include the garage, is pretty much maintenance free now with the new siding, windows and gutters. Best part is the whole process, aside from really quality workmanship, was how quickly this big job was completed. It never felt like a rush job, and it didn't drag on either. These guys stuck to their projected time frame and got to work to complete the project. Digging into this project, a couple of fairly serious issues in the existing structure became apparent, water damage rotted a garage wall, and ants were making a home in the living room wall. BARC fixed these issues without a losing time or cleaning out my checking account. If you want windows, or a couple of up-dates, they can take care of you. If it is a major overhaul with unforeseen issues, they still take care of you. Keeping all this work coordinated, me updated, and always available for any questions, concerns, thoughts was Jim McCrank. The guy is really easy to work with and none of that "slick salesman" nonsense. So pretty impressed with BARC from my first contact with them all the way through the process and the finished work. Very satisfied on my end and highly recommend BARC

Working with Behrant was a pleasure. We had messaged one another the same night I sent out my request for pricing and within two days he stopped by to do the work. He went above and beyond repairing a few damaged CMU block for my garage foundation and concrete slab. He also repaired the mortar on my brick chimney on my house. While doing the initial repairs it was discovered that the previous homeowner had caulked the brick and then in areas patched over it with mortar. Behrant brought this to my attention noting it should be addressed and included photos and a plan to come back an additional afternoon to repair the remainder of the chimney. He finished all of this work in a timely matter, went above his original scope of work, and his pricing was very fair and competitive. I will definitely recommend him to my friends and neighbors!

The project was a siding replacement for house and garage. Half of the house is two floors. In total there was about 2400 square feet of floor. We used heavy duty vinyl siding. There were a lot of lights, doors, windows, corners, etc to work around. The crew did excellent work meeting these challanges. Additionally, we went with full metal cladding for all window & door trim as well as fascia, and veranda support structure. The metal cladding was formed on site and perfectly fit everything it was applied to. The crew was here at 7:00 am ready to start and worked till after 6:30 pm. Mr. Lessard was here most of the time when he wasn't retrieving additional materials that were needed as the work progressed. The result was a project that went smoothly from start to finish. It is now a year later and there have been no problems due to winter weather or spring storms. We are totally happy with the results and have no regrets for choosing to go with Tier1 Restoration.

I needed a pond removed and the remaining pond rehabilitated with new pump and a revised skimmer. Plus building some garden walls with river rock. Tyler and his crew were polite, listened to what we were asking for and offered good suggestions. The results are just what we wanted and more. Thanks Tyler!

We wanted to take this time to say what a great job Tru-Build did on our bathroom remodel. Ryan and Tessa are an amazing duo to work with. Tessa met with us and discussed our bathroom options and provided us with an interior design session that let us narrow down everything from the heated towel bar to the drawer knobs. Tru-build provided a high-end luxury look at an affordable price. In fact, they blew the other bids out of the water. As my husband and I are working professionals and have pets, they were considerate of our needs during the construction process. Tessa was onsite to meet the subcontractors every day and made sure our house was in tip top shape during the construction. The custom built cabinetry and glass shower door turned out amazing. I am truly impressed with Ryan and Tessa as they kept us in the loop during the entire project. I highly recommend using Tru-Build for your next remodel project.

We originally contacted Cory for a bathroom remodel, but then changed the scope of the project and ended up creating a master suite with a 3/4 bathroom and walk-in closet. Cory was extremely knowledgeable and knew how to work with an older home like ours and did a great job maintaining its character while upgrading it. Costs, allowances and payment schedule are very clear. And while our project did get delayed slightly, this wasn't Cory's fault (but due to a subcontractor's schedule). Cory was often on the property, so we felt like a priority. He also helped us with things above and beyond our remodel (some door replacements, and helping when a tree fell on our garage and knocked out our power). We trust him and felt comfortable having around. His subcontractors were also very professional. We love the finished project and would readily work with Cory again in the future.

Very happy and would recommend. He had to deal with some inconvenient circumstances working in a downtown building but never complained and did a great job. Also, he was always on time, which is rare for a contractor and makes a big difference for me.

Everyone we worked with from Benny, the owner, who originally quoted our project, to the office personnel to the team building our deck was extremely professional, responsive and friendly to work with. I found them through a Google search, so I was a little skeptical how great they'd be going into the project, but they blew away every expectation I had. My wife and I are very happy with our deck! I highly recommend Carter Custom.

Job Scope: 1). build 24' x 32' garage w/9' double+ vehicle door & attached 8' x 24' covered porch, in backyard 2). convert existing attached single car garage into house to expand kitchen, livingroom, & dining room. Conversion to have a french door w/. Timbertech deck facing the street & glass door with side lights facing backyard & new covered garage porch. 3). Refinish old oak floors to match new addition oak floor; change out millwork & interior doors to match. 4). Reinsulate old attic 5). Install 2 egress windows in basement. 6). Upgrade downstairs bathroom 7). Upgrade electrical service to home & cable lines. RESULTS: We have lived in this house since 1984 and I have never been so comfortable to the house. Plenty of elbow room to relax and entertain, where it was once loud and crowded to the point of nerve racking. The curb appeal is great. Our house has never been so warm (existing furnace was not changed out) - no cold spots, no ice dams (a first). We interviewed 5 general contractors to rehab our home, we did not know Morgan until we met to discuss this work. Morgan is a top shelf person of honor and integrity, he lives up to his commitments and his finished product is outstanding. My wife and I would reccomend Morgan for any home construction project (and have). Thanks Morgan - job well done.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
