Introduction: We are a full-service property management company, providing leasing, rent collection, maintenance, and accounting services to our landlord clients. We specialize in managing single-family homes for the small investor, with most of our clients owning just one rental property. We do not sell real estate, and we never had. For over 10 years, we have focused 100% of our energies on managing our client's rental property. Our fees are some of the most competitive in the area, and unlike many other property managers, we do not require any money up-front. All our fees are designed to be paid from the rents, so we don't get paid until you get paid. We can typically lease a property within 3 to 6 weeks. I have rented with One Stop for nearly a year. Upon move in I was promised fixes and matching kitchen appliances never provided. The paint used is so cheap even WATER stains it. The owner would not repaint. Surely, upon move out any marks will be called damage. Later I found the home has radon (a cancer causing gas). The management invalidated our concern about it and denied ever knowing it was there. Even though there is a vent for it under the house. Nothing has been done about it. Now that it's time to renew I was told there would be a 2% rent increase. Otherwise, month to month would be an extra $100! Never mentioned, even though I asked when I signed the lease. And it's not mentioned in the lease either. As a perfect tenant, I am insulted. For an extra $100 I can and will get a much nicer home.

BEWARE this company is all promise NO FOLLOW THROUGH!!! I would love to give them NO STARS. Jim presents himself very well when you meet him, however he does NOT deliver on ANYTHING he says he will do. Our tenant was to sign a contract by August in order for us to ensure we would not have renters moving out in the winter. They NEVER got the contract signed and the tenants moved out in November, leaving us without tenants ALL winter!! Every year and every time we would get new tenants Jim would have a large list of "to do" items he suggested needed to get done. He would want to charge us thousands of dollars and use his own company for the work. I WOULD NEVER NEVER NEVER use this company again. I would Never recommend this company to ANYONE, even and enemy. I would have been better off alone.

This company over promised and under delivered. I authorized work and the escrow account was funded but the contractor took over 2 weeks before I finally said forget it, I'll get someone else. The water valve was shut off without my knowledge, they just decided to take that upon themselves. I tried contacting the company for almost 30 minutes before I got a live person to answer my call, no wonder they couldn't get my house leased! I paid a $300 termination fee for a contract where they did basically nothing! Stay away!

It was convenient (though expensive) to have someone else process applications, collect rent and keep records. But it was hard to get calls/emails returned, to get promised inspections done, and poor communication meant we had to pay their contractor for work we would have done ourselves. Jim was very nice, but I was disappointed in his follow-through. And when I read the fine print, some things we paid for, like eviction service, weren't really covered, so I'm glad we didn't have to use it.

Staff is poorly spoken and unhelpful. I laughed listening to their slurred automated message (highly difficult to contact a human as they implore callers to correspond via e-mail, can only imagine what it would be like trying to get something fixed). Looked at 2 houses, one had mold (reported it, was met with incredulity) & the other was great. Some nice houses, but beware of the lack in professionalism and the nonexistent customer service.

    Be sure to look for a property manager who focuses on your type of property. Some property managers primarily manage multi-family apartment buildings, other focus on duplexes and 4-plexes. Others, such as our company, focus primarily on single family homes for the small investor and the homeowner who has decided that renting is better than selling in the current market. Also, find a property manager that focuses 100% of their time on managing rental homes. Some sales agents take up property management as a part-time side business. We do not handle sales, and we never have. We focus 100% of our energies on property management and we have been doing that for over 10 years.
