I had Brothers Ross fix my sinking porch posts. I dealt mostly with Andrew and he was very responsive, professional, and courteous. I had shopped around with a few other contractors and Bros. Ross was by far the best deal. The crew was very helpful during the process and answered any questions I had and quickly completed any small add-on tasks. The entire project was complete within a week of my initial contact. The quality of their work was is very thorough and solid.

When I placed my project request on Thumbtack, J. Simone Landscaping was the first to respond and Jon came out personally to go over the project with me and give me an estimate. He worked within my budget to come up with the solution that best suited my needs. We agreed on a price and scheduled the work. On the day of the job, Jon and his crew showed up early and went right to work. They did a great job and cleaned up after the job. They did exactly what the said they were going to do and went above and beyond to make sure that I was happy with the job that they had performed. One of the most professional contractors that I have worked with on Thumbtack so far and I have utilized Thumbtack for a lot of projects around my house. I highly recommend J. Simone Landscaping for any of your landscaping needs. They are not a fly-by-night business, so they are not going to be the cheapest quote that you will receive, but they will get the job done right the first time! I have tried cheaper solutions in the past and it always ended up costing me more in the long run. Trust Jon and his team to get your job done and you'll end up saving money down the road!!! Thanks Jon!!!

Wow, I could not be more pleased with this job! Randy is a highly competent craftsman who responded in minutes to my inquiry, told me he would try to work me in at the end of that very same day, and fixed my doors in a very quick and efficient manner. He stayed in contact with me throughout the day and showed up exactly when he said he would. Very reasonable price and worked after hours! I have hired many contractors and handymen since my husband passed away, and had sworn off hiring from the internet after some not-so-great experiences. I am so glad I decided to try again. This was a top job and experience, and I will definitely hire Randy again.

They reflashed two chimneys that another company completely screwed up. After removing flashing, there was other unanticipated damage to roof that the other contractor covered up. Well Done repaired all damage and reflashed chimneys, working past dark for NO additional cost. Would definitely recommend this contractor.

Bob, did a good job. His workers were courtious and friendly. He showed up when he said he would. Trex deck and railing looks great. My only concern would be using untreated wood on the framing of the railing. Bob assured me that painting the railing was just as good. I am not sure.

Justin just completed painting my kitchen cabinets. My kitchen has been transformed from builder blah to fabulous. What a pleasure it has been working with such a professional and ethical contractor. Justin is an excellent communicator. He always let me know when he would be arriving, and what he planned to do the following day. It was a great experience working with Justin. I will definitely call him for other projects.

We are looking for a contractor specifically to install a cable style steel railing system for our existing deck. Terry at W.C. Builders told us that he only does the preparation (demo and cleanup of old railing) and sub contracts the installation of this type of railing to American Cable Rail . He was very helpful and gave us the the name and contact phone #. We are now working with American Cable Rail. We are very grateful to Terry from W.C. Builders for his professionalism and his help.

Custom Craft Contracting gave a fair estimate for work as varied as repairing wood trim, replacing light fixtures and rebuilding a brick walk. They did the work well and completed it within a reasonable time frame. They also made sure I was completely satisfied before giving me the bill (with no deposit required). I would definitely recommend Custom Craft Contracting.

We had Donnie and his team replace our driveway and side walkway. The work was done as requested, on time and very professionally. The estimate was right on, not a penny over. Donnie was always available to answer any questions. .. which were many. It was a great feeling to know that we were working with people we could trust and that the work would be done correctly. We have already hired Donnie to fence in our back yard and will certainly pass on his name to anyone who asks for a reference. Great contractor, great work, great price.

We met Curtis in the summer of 2014 while working on my home addition as a subcontractor. We were so impressed with his work that we decided to hire him to complete the home addition. He helped us through a very unpleasant building experience with an unlicensed contractor. He took over the job with professional craftsmanship and worked diligently while keeping a clean and safe working environment. Curtis is extremely knowledgeable in all aspects of home building. We will continue to use Curtis for any home repairs or improvements.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
