We had a fairly large hole in the drywall of our rental home which we needed to repair quickly prior to leaving the property. The Correa Brothers gave us the lowest bid for the job, came on time, were extremely polite and respectful, completed the job within the time frame they estimated, and patched, sanded, and painted the wall and an adjacent wall. The result exceeded my expectations. I would hire these gentlemen again in a heartbeat, and recommend their services without reservation.

My sister and I are real estate investors and residential property renovators. We are always on the lookout for quality contractors who perform good work at a competitive price. Upon meeting Marcel and his wife we immediately knew we wanted to work with them. Their other Thumbtack reviews were impressive and their level of professionalism was what we were looking for. Marcel and his team renovated a 3/1 ranch style home for us. Improvements included: complete kitchen and bathroom overhaul, painting, carpet, new window casing and installation, new siding, and other decorative cosmetic fixes throughout the home. The work he and his team performed on this property was impeccable. He keeps you informed throughout the process with daily calls and status updates. His initial quote was itemized and true to budget. There were plenty of times we checked in and he was working into the evenings and on the weekends. Not because he had slipped on the schedule but because he knew it was in everyone’s best interested to get the job done in a timely manner. He also makes sure that the work is to your level of satisfaction before he moves on to the next task. At the end of the project we were totally satisfied. We got a quality renovation at a reasonable price. The house was listed on the market and sold on the very same day!!! Marcel and his MHI Works team is a pleasure to work with. Not only does he and his team do great work but his customer service skills are outstanding. Tim and his crew have now completed 2 jobs for us at our property. The first was to finish installing vinyl shutters and do extensive plaster work on the ceiling of our garage where there was water damage. The second was to do a number of smaller projects related to dog and use damage, from replacing a window sill and baseboards, to installing new wood floor transitions, grout repair and recaulking a shower upstairs. Without exception all of this work was completed to the letter of what we had asked. It was also done in a much quicker manner and more professional manner than my wife or I could have accomplished. Tim was also very responsive with both e-mail and phone communication, and the price was also fantastic. I would highly recommend them for any project you might have as we've been very happy with them on both of our projects.

Tim and his crew were awesome! We had water run off problem on the side of our property. Tim and his crew re-graded the area to where we wanted the water to go and installed a rock bed. Now I can't wait for it to rain so we can watch the water run down the river bed. We would definitely hire TRC Masonry again!

I've never had a deck. I can count on one hand the number of times I've even sat on a deck. But I've always loved the concept and when presented with the opportunity to fulfill a dream I turned to Thumbtack, quite simply, for its simplicity. That said, I contacted several of the companies listed, S.O.S. Property Services being the one I chose. From the outset, this company stood head and shoulders above the rest. While a couple of the companies were good, one was horrible -- I've reviewed that one here before -- S.O.S. was simply superior. Specifically, when I first made contact with the S.O.S. office I was treated with a level of professional care that reminded me of bygone days. Blanca, the S.O.S. Property Services office manager, made certain my appointment needs were foremost. As we moved forward her follow-ups were so appreciated. Luis, S.O.S.'s owner showed-up exactly as scheduled, went about his business quite efficiently and offered a number of suggestions I, who knew nothing about decks, found not only helpful but cost effective. Luis promised and delivered a quote within 48 hours. While his estimate was below the others, the primary reason I chose S.O.S. was because Luis and his company seemed so easy to work with, were extremely knowledgeable, creative and diligent. The construction of the deck went like clockwork even though I made one major and a couple minor changes along with way. In each and every case, Luis and his team were more than patient and accommodating. Amazingly within three days I was sitting on my new deck. (See photos). All in all, I cannot recommend S.O.S. more highly. Decks are only one of the many construction projects they're prepared to do and while I've yet to use them beyond the deck, Luis is currently preparing the plans to build us a rather large shed. You'll not go wrong contracting with S.O.S. Lee Smith

      What is a general contractor?

      When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

      When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

      What does a property management company do?

      Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      How do you choose a commercial general contractor?

      A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

      Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      Do property managers need to be licensed?

      The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
