Overall good experience with the management of our rental property. Only frustration I have had is with updattung our financial accounts. I asked them to do it and they referred me to theor on-line system they call the "owners portal" or they said I could send them a voided check. I didn't know how to use the owners portal so I sent them an email photo of a voided check so they could update my Info. The next month rolled around and nothing had changed, so I contacted them again and they referred me back to the owners portal. Finally I had me wife deal wife it since she knew how to use that system. That's really the only disappointment I have had. I would give them: 5 for communication 5 for getting service workers out to fix problems. 5 for transferring financial transaction 5 for advertising and finding renters 3 for their service updating bank account information

I don't usually write reviews after dealing with so many companies that don't live up to what is expected, but I had to leave a great one for Abodia. What really sets Abodia apart from other property management companies is their staff. They are fantastic to work with, and Christian is very responsive whenever I had questions or needed help with anything. Every interaction with them was professional, every request was met with a quick and courteous reply. They make every aspect of renting our property easy, and take away all the headaches. Whether it was pricing or leasing, rent collection, property inspections, or maintenance, I was thoroughly satisfied with every interaction.

Dawn is a brilliant rental agent. Since I live in England, I rely on her a great deal and she has gone out of her way to help me get the condo ready for rental in my absence. Over the three years Dawn has been managing my property, I have not had any gaps between tenancies, everything is in excellent order and she has kept me informed throughout, taking the worry out of having a property in another country. It's great to know that someone you trust is looking after things for you when you can’t be there yourself.

QHS has handled the lease up of all of my vacant properties for the last ten years. It gives me peace of mind knowing that I can depend on the professionalism and experience of this company to find quality tenants quickly and to serve as a resource for leasing services.

About

VRE Thrives on a love of the current technology revolution. For this reason we have stayed well ahead of our competitors in all aspects of rental management from marketing to owner/client communication. Originating from, and still to this day operating as a commercial marketing firm for multiple companies in and outside the real estate industry, Victory has an inside track on how people use the web day to day. Rental searches are almost exclusively done online these days, and understanding that constantly changing landscape is every bit of half the success battle.

About

I care. I really do care about my landlords and their hardships of having a house sit on the market. I try and make every showing count. I hold myself accountable.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
