Introduction: Since 2005 we have innovated industry-leading practices that GUARANTEE HAPPINESS throughout every step of the property management process. We believe we deliver the best possible value for our clients and one of our many guarantees is a PRICE-MATCH Guarantee. That's right we'll beat any pricing that you receive from any other firm! We have a number of unique plans to decrease your risk, including: Lost Rent Protection - covering up to 8 weeks of lost rent Maintenance Protection - similar to a home warranty, we cover your costs on many items, up to $1,200! Turnover Cost Reduction Program- This plan is for all tenants we place in 2020. We will cover up to one month's rent of cleaning, damages, normal wear and tear, or any other turnover related cost. This is different than a security deposit because we guarantee we will pay for up to one month's rent of expenses related to your turnover. In addition to these plans we also offer a number of guarantees and benefits to our clients. Some of these are shown below: NO LONG-TERM CONTRACT We have a simple month-to-month contract. You may exit at any time with a simple 30 day notice. MONEY BACK GUARANTEE If you are unhappy for any reason during your first three months with Alarca, simply tell us and we'll refund any of the standard monthly fees that we have collected. COMMUNICATION GUARANTEE - If our team doesn't reply to you within one business day of an inquiry, we will waive that month's management fee. PET DAMAGE GUARANTEE - We provide $1,000 of damage protection for any damage an approved pet may cause above the amount of the security deposit. This is at no cost to our client. 21 DAY LEASING GUARANTEE - Vacant properties are the largest cost to a landlord. We guarantee that we can secure a tenant for your home within 21 days of marketing it. If not, we will waive your first month's management fee. TENANT GUARANTEE - Almost any property manager can fill your house quickly. But what if the tenant defaults on their commitments? At Alarca, we're so confident in our screening process that if a tenant defaults during the six or twelve months (depending upon your plan), we'll waive our leasing fee to secure a new tenant. EVICTION PROTECTION OPTION Eviction costs come at the worst possible time for a landlord. We offer a program that covers these costs for our clients. $100,000 ASSET PROTECTION - This service, included with all tenants placed by us, this coverage for accidental damage caused by your tenant (fire, etc).

    We offer 4 unique Service Plans for our clients to choose from, giving them the flexibility to make the best decisions that aligns with their goals.

  • What is your typical process for working with a new customer?

    We will work with you to learn about the property, its residents (if any) and identify your goals and how we can assist you with accomplishing those goals. You’ll get an introduction to your primary contacts who are available with a laser focus on their prospective departments. Next we prepare your property for the market by identifying any needed repairs and ensuring it is rental ready for top-market rates. We guarantee our 21-day marketing plan to find you the best qualified tenant. From there, you’ll allow us to do what we do best, keeping you informed every step of the way while taking the burden off your shoulders, giving you more time for the things that matter.

  • What education and/or training do you have that relates to your work?

    Our owner, Bob, is actively involved with the National Association of Residential Property Managers as well as the Property Management division of North Carolina Association of Realtor. Our dedication to these organizations provides our team with regular updates to changes to NC landlord tenant-laws, reviews of recent liability and litigation issues and weekly topics covering various NC Landlord-tenant laws.
