We charge flat fees with no markups. Our property management is $150 per month per unit (no matter the rent) for all aspects of management. This includes rent collection, notices, coordination and $1250 for tenant placement once a unit becomes vacant, +$250 photography fee (required for first time customers). This includes professional property photos, scheduling showings, application processes, tenant screening, and lease generation.

Ziprent has been phenomenal in placing tenants for us.There are lotsa propertymanagement companies out there, but what makes Ziprent truly unique are -- Always available. If you have a question you can talk to a real person within 10 seconds.- Whoever answers the call stays within context right away. You'd never have to explain something again.- Very friendly and understanding team- Great guidance- They help facilitate you making great decisions- Great online, self-service model that works- Very affordable pricing. This also means you can stay competitive with the rental market and yet accomplish better cash flow.Ziprent would be our go to place for all things propertymanagement. I have employed 8 propertymanagers in the 13 years I've owned rental properties in 4 different cities. Ziprent is by far and away the most efficient in lining up tenants for viewing and allowing the owner to have input in selecting the best qualified. Their system is amazing and it is astonishing to see the showings and applications come in in real time. They had roughly 45 showings in about 8 days resulting in several applicant groups, and I was able to pick what I thought were the best qualified. My other propertymanagers usually take several weeks or more to find a good tenant, and I have no input as they choose the tenant. Part of ziprent's success is their use of a professional photographer (at theirexpense) who took a 3d walkthrough of my unit which greatly increases interest in the property. Ziprent also allows an owner to require a higher deposit on a more marginally qualified tenant and make that type of risk decision. Never had that opportunity with other management companies. The availability of ziprent staff on nights and weekends to both me and applicants is amazing. Never happens at other propertymanagement companies who never answer a phone on a weekend, holiday or after 5 pm. For all of these reasons, I highly recommend ziprent.

Responded to a listing in our neighborhood for a rental. Ziprent is using great technology to be quick and responsive to our inquiries. We went from showing interest, to scheduling a viewing, then getting our questions answered quickly. Unfortunately, this particular listing didn't work out for us (no pets, so sad!) so we'll keep a watch for new listings that come up with Ziprent.

What should the customer know about your pricing (e.g., discounts, fees)?
We use straight forward and standard pricing for all of our services. Our tenant placement service is priced at $1250 per placement (+$250 photography fee for first time customers). We provide the highest level of service in this area and one of the most competitive prices in the industry!
Once we publish our full management offering, it will be done at $150 per month.
For all of our products, we assign a dedicated property manager to each property. And when they are not available, there will be a team of professionals available 24/7 to address any issues for you or your (perspective) tenants. Our goal is to use technology and hands-on attention to provide the best property management experience!
What is your typical process for working with a new customer?
For our tenant placement service, we will reach out to get some basic details about your property. You can either provide it over the phone or on our website. We will then schedule a time to meet you and get a key to the property.
Once we have the key, your property will be photographed (at no cost) by a professional photographer and will appear online for on demand showings within 24 hours.
What education and/or training do you have that relates to your work?
I am a licensed broker with the state of CA and own over 100 units in CA. I became interested in property management after identifying the inefficiencies and inadequacies that surrounded the industry. So I set out to build a software that bests compliments my team and I so we can provide the best and most efficient service to my tenants and my future customers (you!).
