Jim's work was impeccable, speedily completed, and very competitively priced. He said to us, "You don't want me in your house for two weeks dragging out this job." But, in truth, wouldn't mind--he's a really fun guy to have around! The job he did for us was a pair of built-in bookshelves. At 10-ft tall and almost 6-ft wide (and with the uneven walls, ceilings, and floors that come with new construction), it was a real task, but Jim was really skilled at troubleshooting issues and finding the appropriate materials. I'm confident that the finished product is far superior to what our custom homebuilder would've built. I can't recommend Jim's work enough, and in fact will be posting his information on our neighborhood list serv, in other words staking our reputation on the quality of his work. Is there really higher praise?

I had some water damage from several days of rain. I received several estimates for the damage, but Ron was the only one that was more concerned about where the water was coming from and actually fixing the cause first. He worked with me with my budget and treated my house like it was his own. I have already recommended him to people I know. Millwork Design was brought in to refurbish our employees architectural areas. Desks and built-ins were constructed to match our company standards. Our offices reside in an old 1906 house so the floors are more than uneven to say the very least. Our built-in's are seamless and covered this building's inadequacies beautifully. The work was done in the evening so that daily work flow was never interrupted. Thank you Scott.

My husband and I hired Cory at Pro Green Company after having a very bad experience with CertaPro. We had the majority of our 3400 square foot house painted inside. It was a huge job and Cory's crew was able to finish it in four days. They were prompt, courteous, and made sure to protect our furniture and carpeting. They did a wonderful job...the house looks new again! I relocated out of state and in the interim I put my house for sale. My realtor showed me some estimates without remodel. After reviewing the comparables in the area I decided to put some work into it and am I glad I did. Like many of us there was a budget to stay within. Pondered my options for a short while then I hired Alan to do some bathroom remodel, painting, deck, tile work, laminate flooring, and a variety of small jobs including electrical and plumbing work. When the projects were completed my husband tried to talk me into keeping the house because it looks so nice LOL He traveled quite a distance and did a great job. What I was equally impressed with was after his work was done he stuck through the entire inspection process for my closing. The house was only on the market for 4 days and I received full offer. Pretty impressive to me. Good listener, nice work, and just as important Alan had that old fashion work ethic. Took pride and showed up when he said he would on all occasions. I think he was just as concerned in my budget as I was even when he was purchasing supplies for me. I am definitely grateful to had found someone affordable and hard-working who actually cared and did a great job. I would definitely recommend Alan Melton.

I've never had a deck. I can count on one hand the number of times I've even sat on a deck. But I've always loved the concept and when presented with the opportunity to fulfill a dream I turned to Thumbtack, quite simply, for its simplicity. That said, I contacted several of the companies listed, S.O.S. Property Services being the one I chose. From the outset, this company stood head and shoulders above the rest. While a couple of the companies were good, one was horrible -- I've reviewed that one here before -- S.O.S. was simply superior. Specifically, when I first made contact with the S.O.S. office I was treated with a level of professional care that reminded me of bygone days. Blanca, the S.O.S. Property Services office manager, made certain my appointment needs were foremost. As we moved forward her follow-ups were so appreciated. Luis, S.O.S.'s owner showed-up exactly as scheduled, went about his business quite efficiently and offered a number of suggestions I, who knew nothing about decks, found not only helpful but cost effective. Luis promised and delivered a quote within 48 hours. While his estimate was below the others, the primary reason I chose S.O.S. was because Luis and his company seemed so easy to work with, were extremely knowledgeable, creative and diligent. The construction of the deck went like clockwork even though I made one major and a couple minor changes along with way. In each and every case, Luis and his team were more than patient and accommodating. Amazingly within three days I was sitting on my new deck. (See photos). All in all, I cannot recommend S.O.S. more highly. Decks are only one of the many construction projects they're prepared to do and while I've yet to use them beyond the deck, Luis is currently preparing the plans to build us a rather large shed. You'll not go wrong contracting with S.O.S. Lee Smith

Carlos and his team have been just fabulous to work with. They have handled so many projects for us, from small to massive. All handled until we were 100% satisfied. Below is list of the projects they have completed for us over the last year: 1. Total renovation of master bathroom - Demo, all tile work, electrical, sheetrock repairs, paint, plumbing, repairs to lots of water damaged areas, and construction of pony wall. 2. Repairs to damaged wood rot due to woodpecker. 3. Painting (to include smoothing out ceiling) 4. Paint/glaze kitchen cabinets 5. Construction of retaining wall and revisions to existing irrigation set up. 6. Various other small projects, as needed. As you can see, Carlos' group can handle just about anything. We will never call anyone else.

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

    The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    How much does a project manager charge per hour?

    You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
