William and his family did an excellent job building our fence, they started early and worked into the evening to get it done quickly as they knew that we were moving in at the time and needed the fence for our dogs. His son also did a great job rebuilding a buffet that the previous owners had busted. The best part is he won't BS you either, we offered him the paint job for our living room and he said he wasn't experienced enough to paint the 18 ft walls we have and that we should find someone else. They are true professionals and we will keep them in mind for any handyman projects we have in the future.

My newly licensed daughter drove through the garage door almost knocking down a support column for the roof. Ron and his brother and son had to reconstruct the entire structure and refinish it to conform with the rest of the house. Before the reconstruction, they needed to build a temporary support for the second floor and roof. Ron and his "crew" did the entire job in two days. The new column is much stronger than the original and is practically imposible to tell the difference from the rest of the house. I was kept informed of what they were doing every step of the way. Their easygoing way and very personable manner makes them a real pleasure to deal with. Additionally, not only were they the lower of the three bids that I received for the repair, but they started the job within 36 hours of agreeing to the repair. Fair price, timely repair, excellent workmanship and very nice people, resulted in a good ending to what was otherwise a disastrous situation. HIGHLY RECOMMENDED!!!!

Dan did a fabulous job for us in removing a load bearing wall and building a pantry. Before he started he walked us through everything and explained the process, taking the time to answer all our questions. He is very detail oriented and a true craftsman with extensive knowledge of home construction. We will not hesitate to hire him again for any future projects.

3D Remodeling did an outstanding job on the repairs at my home. I had accumulated a list of Things to Do and I needed assistance. The list included repairs to a double wooden gate that was a small project on its own, replacing boards and installing new hinges. They also replaced a new kitchen light, replaced the wall lights outside the garage and on the front porch. In just a few hours they had completed my list of things that I had wanted done for months. I am very happy with the work and would recommend 3D Remodeling to anyone who needs a project completed and wants a dependable, professional job done. 3D Remodeling will be the first call I make for any home repair projects. I had such an amazing experience with MND Construction. I was extremely nervous about hiring a contractor for my new roof, but the professionalism and the patience with all of my questions helped ease my nerves. We had tried to go through someone else but they never contacted us within a good amount of time. MND had contacted us right back on the spot to set up a time and date they could come out to give us a quote on their work. They were as efficient and good as they promised. We only waited two days before they came back out and they started their work on our house. We thought that it was going to take longer than what they said but they replaced my whole roof within a day and a half!!! The work looks amazing, the mess was very minimal and I have already recommended them to anyone that I know who needs construction work done to their home! The guys who came out were very upfront about all of the costs and he kept his word. He even had said that if I didn't like it they would fix the errors (but there were none)!!! I also had my garage fixed by them and some tweaks with my windows while they were already out there. They didn't come back another day to fix it, they took the time and they listened to everything I had concerns about. I was also thinking about expanding one of my rooms out and they were able to give me a better idea and understanding of the project! I look forward to working with them more and like I said I would HIGHLY recommend them to anyone that I know! I am very pleased with their work! Thank you so much MND! You guys are truly awesome!!

Jordan is the consummate professional. He's very good at what he does and it didn't require a lot of input on my part to get exactly what I wanted. The quality of his work is very high which is commendable given that the framing and drywall job he did for us was in an area (the garage) where the finish is not that important. And the price was fair. I'm already under orders from my wife to hire him for any future interior work we need done. Thanks Jordan.

The BW Construction company owner was extremely helpful and meticulous when giving me a fair estimate during our consultation. The owner was swift to the job site; early in the morning and would work until the day was done. I could not have asked for a more diligent crew to accomplish the house venture in the backyard. Labor and time that is of value comes harder to cross in these quick to turn profitable jobs. I can assure that if this company extends their hand to accomplish your future house project, the money spent will go appreciated and the dedication towards the job will reflect in the finished product. Again very pleased and will be looking forward to future business with this company. R, Frank

Bill replied to our initial request to build a small portico roof over our front door. We had some ideas in mind, but appreciated Bill's honesty that some of our plans may not be best for our house. He worked with us to come up with a better plan, and we could not be happier with it. Since we were impressed with him, we asked him to do other repairs from our inspection report. Bill was hard working, honest and did a thorough job. We will definitely contact him again if needs arise!

I contacted Mr. Gill about building a fire pit for my new home. He was very consultative about trying to determine the cost, structure and longevity that I was realistic at the various price points. Mr. Gill educated me on the basic issues with most fire pits and the cost to work around those headaches. We determined a general budget for the project and got the project underway. The fire pit was built to last and has become a key gathering place for adults and children.

          Q & A

Answers to commonly asked questions from the experts on Thumbtack.

          What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

          What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

          • Home addition in San Francisco: $250-$270 per square foot.
          • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
          • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
          • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
