Shane has been a great realtor! From the moment I met him, I knew he was going to be able to find me the perfect house! He is friendly, down to earth, patient, and overall fun to be around. I was very picky throughout the process and had difficulty making decisions but he never pushed me to fast. He is a great communicator and always made sure my questions were answered. Once I found my house, he knew it was the one. He was able to negotiate and get me what I wanted. The closing was flawless as Shane had everything lined up and ready to go. Shane even went the extra mile after closing! I had something that needed to be fixed and he offered to come fix it for me. Selling my house was a very emotional experience. We lost our home of 31 years and everything we owned (including our beloved pets) to a fire last July. We decided to not move back into our beautifully rebuilt house, but rather to sell it. I called Curtis Leonard for a recommendation of someone at Leonard Ryden Burr who could move this house for me quickly when the contractor finished the rebuild. He gave me Judy. What a gift!!! I met Judy at the house before we were ready to put it in MLS, then I met with her at the LRB offices to take care of the dreaded paperwork. She was knowledgeable and professional ALWAYS, but more importantly seemed to understand the emotion behind the sale. She was patient with me when I "lost it" on several occasions, and was there for me by phone, text, email, or in person anytime I needed her. There aren't enough stars on the rating scale for this woman! Within two days of the house hitting MLS I had FOUR offers...one cash at list price and THREE over list. We closed in two weeks. It just doesn't get any better than that!!

        Using Kimberly Conen Real Estate was the best decision we made in the house buying process.           My son and I started improving homes in the '90s because I wanted to put an addition onto my home. The contractors I called to bid the job either didn't show up at all, or they were late. Of five that I called, only two showed. One was ridiculously cheap (you get what you pay for), plus he was late. The other was insanely overpriced. So, I educated myself, got permits, and added 1,200 sq. ft. to my house. I did it all. I poured the footing, laid the block, framed, roofed, wired, plumbed, and so on, until the home was complete. I did that simultaneously while serving in the Army. After that, I started doing all sorts of handyman work. The military taught me a couple of things, such as showing up on time, doing the job right, and treating people with respect. I have the resources to do large jobs but kinda like the small jobs.           What is a home inspection?

          A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

          What does a real estate agent do?

          Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too.           How do you find a good home inspector?

          A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

          If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

          What's the difference between a real estate broker and an agent?

          Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

          If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at.           What should you look for in a real estate agent?

          When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

          Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.
