You Can’t Go Wrong With Such Great Work As a retiree, living on a fixed income and not being a professional in the building/construction trades it’s always a bit nerve-racking when faced with multiple issues to maintain your home investment. The Colonial portion of the homestead was built in 1750 and the addition is an authentic Post-N-Beam Revival making this a valuable property historically and culturally. With this type of property, quality cannot be compromised! I had six immediate responses to my request for roofing repairs initially. So, let’s talk about the ONE that got the job(s). L&K Construction gets five stars from me in every category. Wayne returned my initial call very quick. He showed up at my residence, surveyed the repair work needed and then promptly provided the explanation of the scope of the repairs. He also provided an estimate of the proposed job in a very professional manner. Now here is where the differences began to surface that separate the field. Wayne is very knowledgeable on all phases of construction from demo and rehab to new construction. As a roofer, Wayne was tasked with cleaning up shabby work of previous roofers. Previous work that was done poorly causing leakage and potentially costly damages to not only the exterior but the interior of the property. I was more than pleased with his work on this task and immediately expanded the scope of work and employed him with additional projects – cedar roofing and siding repairs. If your doing cedar you need to know what your doing! He was back on site within a few days! Having been in the property business I understood the value of a firm like L&K Construction managed by the generational experience of Wayne Lupien. Wayne was honest and candid in his explanations and his estimates. The jobs were excellent! The cleanup was excellent with no walk around problems. The price was fair and reasonable. As a matter of fact, L&K Construction will be coming back to do more work with not only roofing and siding but with masonary work. You can bet I will be informing my friends and acquaintances of the professional expertise of L&K Construction. So, if you are looking for professional work at a reasonable price with no sacrifice on quality to get that level of cost-to-benefit ratio, call Wayne at L&K Construction - you’ll be glad you did!

I asked Sam to help in building a lego/crafting desk in the basement for our family. He happily took on the project and did an outstanding job in not only building the desk but providing great feedback and changes to the design that helped create the beautiful and stable desk we have now. He also installed a new drop light and electrical outlet in the same room for us that came out great. I would highly recommend him for any project. Steven and his team was responsive and quick to provide a quote to fix an area of our roof near a skylight which had a leak. We had the same issue about a year ago, and the (less expensive) contractor who came out to fix the issue did a very shoddy patch job. Steven’s quote was very detailed in the scope of work to be completed to diagnose and fix the issue. They were able to come out and fix the issue sooner than initially planned due to another delayed project, and this worked out great for us (on a Saturday morning before a large rain storm)! The roof/skylight seem to be holding up after a few heavy showers, and we are grateful to not need to entirely replace the skylight itself.

Eduardo and his team did an amazing job on our dormer addition/bathroom renovation. Its difficult renovating and building in an occupied home and he and his crew were nothing but gentlemanly, respectful and kind. They kept the house and work space as clean as possible and were very respectful of our private space. The project fell directly within the schedule allotted in our contract and true to his word, there were zero changes orders even as we adjusted elements along the way. Eduardo himself is a very easy person to work with. He is always available and will respond to any concern or need any time of the day or night. If you’ve ever done any sort of renovation, I don’t think there’s anything more highly to compliment than responsiveness and Eduardo scores a 10 in that category. The end result is the bathroom we dreamed off, inside and out. The tile work is amazing and we are equally impressed with the exterior finishing and detailed time spent matching the new to old on our 1890’s home. We would not hesitate to contact Boston Best Construction for future projects, knowing the time and attention we would receive. These are the pros. I was new to contracting so I really had to be walked through the process. They were very patient while I gained an informed opinion and helped me to make design choices that were in my best interest and not to line their pockets. The responsiveness was fantastic. I have received fast responses to all me questions and been kept apprised of the daily schedule. Sean seamlessly schedules his crew to affect little downtime for his pros and timely work completion for the customer. I was impressed by the expertise, knowledge and friendliness of every pro he sent to my house. He handled problems and changes with experience and aplomb. I had one bathroom remodeled and another newly constructed. Sean supplied a detailed appraisal and brought the project in on budget except for the curves I threw him. The project time was extended mainly due to my special requests and unforeseen problems. The results are two show stopper bathrooms. Quality, workmanship and design are outstanding. Would I hirer him again? I am already looking at new projects and upgrades just so I can have him come back.

Mr. Andriello came to my condo to access an ice dam in a 6 unit building. He gave me a quote later the same day and was prepared to work the following day. He arrived at the designated time and completed the job within 4 hours. He removed all ice from the walkways that had fallen from the roof. In addition, he sprinkled ice melt on the walkways to ensure the safety of the owners. I am impressed with Mr. Andriello's professionalism and attention to details (applying ice melt). I recommend his services.

Jerry put a new roof on our addition and existing home. He was professional and timely. The roof looks great and haven't had any issues with it. We were so happy with his work that we had him build block stairs and part of a wall that we didn't have time to finish. Also called him to do some painting. He does quality work in a timely manner. Without question, we are very happy with Andrew Winter and would hire him again for our next renovation project. We hired Andrew (Drew) Winter to handle a kitchen, bathroom and laundry room renovation in our recently purchased home. After evaluating many contractors, including contractors recommended to us by family and friends, we decided to go with Andrew. From our first meeting we felt comfortable working with Drew. He was upfront and honest, provided fair pricing and a realistic payment schedule and was an excellent communicator. Many times answering my calls, text and emails before and after normal business hours. At the end of the day, he is the type of person that just wants to make things right. In a little less than 8 weeks, Andrew transformed our 1935s kitchen, bathroom and laundry room into a modern marvel. There were many obstacles along the way and living though a renovation can be very challenging, however Andrew went above and beyond to keep our home as functional as possible and we appreciated his honesty, guidance, positivity and dedication to our project and happiness. What started out as a few minor renovations to make our home more livable for a few years turned into what we would be happy to call our forever home. That being said, Drew is already talking about the house he is going to build for us in a few years.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
