EXCELLENT service!!! And very professional! After a long string of bum contractors it was refreshing to get someone who is both knowledgeable and not looking to rip me off. I look forward to doing business with him in the future. Very pleased.

PROJECT: Remove and install an exterior door. Darin came to my home a few months ago to evaluate a project I listed on Thumbtack. He provided a quote in writing within hours of meeting us. He was one of a few contractors that presented a written contract that detailed the work he proposed. He arrived at each of our three meetings on time. He completed the job tasked efficiently and left the work space clean and clear. His work was excellent!!! My husband and I would hire HBR again...in a heartbeat!

I contacted Manuel after reading the positive comments by many satisfied consumers. I must admit I was hesitant at first , since the re-grouting kitchen floor project was attempted twice by two different contractors and both were a complete disaster . The first contractors used a white epoxy filler which looked as if someone smeared toothpaste all over the floor which later hardened to a cement like finish. The second contractor tried to cut out the epoxy and regroute with sanded grout which made the floors look worse since both gouts were visible and the sanded grout was overfilled between the tiles. He also informed me the floors were beyond repairs and I should cut my losses and buy new flooring. Since so much money was invested in these beautiful tiles , I decided to give it once last shot. I came across several contractors who responded to my initial inquiry but MANUEL WAS THE ONLY PERSON TO RESPOND TO MY IMMEADIATE CONCERNS WITHOUT MENTIONING HIS PRICES FIRST. I was very honest with him in terms of the likelihood the tiles could be salvaged. He requested photos of the floor so he could get a better idea of the scope of work and responded adamantly " I CAN FIX IT AND YOU WILL SEE THE DIFFERENCE !! He came out to assess the job 1 week prior to confirmed scheduled appt. He told me the job would take two days - one day to remove old grout and one day to refill grout snd seal. I was skeptical but decided to take a chance out of sheer desperation and frustration. Now for the outcome. MY FLOORS ARE STUNNINGLY BEAUTIFUL. I can not believe it! They look almost as new as the day they were installed - AMAZING!! I don't know how he did it but this man is talented and skilled and you can not beat his price!! He said he was going to leave at 5 pm but stayed later to ensure the floor was perfect and to my satisfaction. This is my Contractor for " LIFE". I have several projects that need to be completed after this and will ONLY use Manuel .

Rick and his guys did a total gut kitchen reno for me. Kitchen came out amazing and exactly for the price we agreed to in the beginning (which was much cheaper than a lot of the other Montclair contractors). His guys were always on time, curteous and very hard working. Rick was also very easy to work with and I highly recommend!! I’ll definitely use him on other projects in the future.

Bruce came up with a creative and affordable method of improving the look of a long knee-wall surrounding my in-ground pool. By removing the existing tiles, replacing them with stucco and repairing the bricks on the cap, the finished look is terrific. I highly recommend Bruce for any home improvement that requires a creative approach.

I found Eco Design on Thumbtack last year summer because I was working on a full rehab project and I needed to get several contractor estimates. I was most impressed with the professionalism of the contractor, his punctuality and also the fact that he provided a reasonable price for the extensive work that needed to be done. I also reviewed his previous jobs and was impressed with the quality of work. The contractor was also able to provide suggestions on how we could save money. I would definitely recommend this company!!!!

Vincent Scuderi painted a Venetian stucco wall in my home. Prior to starting the job, he showed me various samples and worked collaboratively with me to find a sample that would look beautiful in my home. He created a beautiful modern masterpiece in our entry foyer that is complimented by all who enter our home. It picks up on the color scheme of the main living areas of the apartment and fits seamlessly with the aesthetic of the entire apartment. Vinny is creative, hard-working, flexible, and responsive to the client's questions and suggestions. You will be very pleased with his professionalism and the final product. I highly recommend him.

I needed to have my garage finished. We bought the house three years ago and i was finally able to hire someone to do it. I have to say i couldn't be happier. They sheet rock the walls and painted them, and finished the ceiling. They helped me put shelves together and now its beautiful, clean and organized. I absolutely love the way it turned out. I also had them paint the bedrooms and they did a perfect job. They are professional, quick and have great people's skills. Worth every single penny spent. I will definitely use them again

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
