These guys were amazing! Setting up the appointment was easy, the technician was extremely punctual and very knowledgable. I live in a 50 year old building so who knows what's behind the wall (I have the holes to prove it) - but he knew immediately and was able to get everything mounted exactly how I had pictured it. Juan was extremely flexible on timing, very communicative, professional and efficient. My shower was leaking into my downstairs neighbors' apartment and he came in to regrout my bath tub tiles the afternoon I reached out to him. While he was waiting for the grout to set, he tightened all the hinges on my kitchen cabinet doors. Juan returned the following morning to check and fix the shower faucet, washers and water lines. He discussed all this with the building super to be sure the leak was completely fixed and no more water was getting into my neighbors' apartment. I have already agreed to hire him again for other projects.

James remodeled the kitchen, flooring and interior painting. His knowledge and professionalism is exceptional. He is very detail oriented. He went out of his way to recommend few things like missing exhaust in our kitchen. When you seek any suggestions, he doesnt treat it as a way to make more money and instead suggest us what is doable. Many other contractors were reluctant to install an island in kitchen but James is never hesitant to try out something that we requests for. He would be the go person for any of our remodeling needs. If any suggestions to improve, I’d suggest to have frequent discussions with the client on site in person (sometimes text communications make it tough) and you’d be outstanding in your profession. I highly recommend James to any of your construction or remodeling needs.

I hired TNS to paint and install crown moulding in my main living area and they did such a great job, I'm already talking to them about redoing my fireplace surround and renovating my master bathroom. Like the other reviews mentioned, Tom offered a fair price, was a great communicator throughout the project and his team truly did a fantastic job. I work from home a couple of days a week so I know how much time they spent prepping the walls and masterfully moving around the edges of my room to ensure the painting was done perfectly. While the paint looks great, the crown moulding really highlights this company's ability to do high quality work. It is true mastercraftsmonship! I highly recommend TNS and will definitely use them again.

I cannot say anything but great things about Gesnel & his team. They completely outdid themselves with all the obstacles thrown our way. Doing a complete floor refinishing is not an easy task in a commercial building where many codes and requirements need to be met. Gesnel was more than patient and kind during the entire process. He took on the work with pride and kept his promises. Initially he was hired to do a floor refinishing but we ended up contracting him to do the rest of the work in the showroom. The floor came out spectacular, exactly the color asked. He hung our shelves precise with no loose ends. He also painted our walls over, smoothing out all bumps and finishing off with straight edges. He did an amazing job and was such a pleasant person to work with. He really went above and beyond. I cant imagine having gone through this with anyone else. His patience and attention to detail was really admiring. If I could give him 10 stars I would!

We had Don and his team demo our existing closet and install a new IKEA PAX unit (3 full and 1 half size). They then did a build in and made it look totally custom and part of the room! I am a interior designer in New York. I hired Innovators to renovate a one bedroom for a client in a top co-op building in NYC. The building had strict guidelines for any alterations. Edward and his crew were very careful to follow the building regulations and rules which is very important when working on many of the buildings in NY. Innovators has a great pull of skilled workmen and sub contractors. Many of his workers are multi-skilled and professional. We are at the end of the renovations and are please with the outcome. I needed to build 4 new music studios for my business, and Lucero and Mendez construction did the project. Knowledge, professionalism, scheduling and communication with them are exceptional. They started the project on time, everyday the team was ready to work at the agreed time. As a result, the project has been finished two days earlier. When asking for options, they don’t treat it as a way to make more money, instead, they listen to your needs and give you options based on what it is within your reach as opposed to other companies that offer you options based on their best interests - more profit. I’m opening a second location of my business, and they are currently doing the full project. I’m having the same excellent result. I highly recommend Lucero and Mendez Construction to any of your construction or remodeling needs.

My experience working with the Score Construction has been excellent. They are true professionals who bring important construction knowledge and outstanding management skills to renovation of our house in Brooklyn NY. There has been a lot of difficulties during the renovation such as molded shearing building elements, damaged carrying beams or previous renovation mistakes. In every part of the project, the entire team of Score const. lead by Jay, provided excellent service. Especially at the beginning of construction, Jay’s helps for our purchases such as kitchen cabinets, interior/exterior doors, tiles, stones, toilets educated and saved us lots of money and time. After my wife and I decided to renovate our apartment in a pre-war building, we wanted to hire a team that would manage the entire project from design to finish. After interviewing several companies, we hired New Space for their beautiful portfolio and positive references. Frank and his team delivered what he promised in our sales meeting. From the design to selecting the material and from building approval to DOB permits, they were always available to answer questions, suggest creative solutions, and keep the project moving along. If any issues or concerns came up, New Space was always on top of it and very responsive. The quality and the details of the work were stellar. We are so happy with the results. I hired Zack for my kitchen remodel. He did an amazing job. He is very understanding and was always open to ideas. He is extremely experienced in remodeling homes and is very familiar with the building codes since he is also a home inspector. He was referred to me by my neighbor who also had his kitchen done. The format of his home was exactly like ours but Zack had different ideas for our kitchen since our family is larger , he removed the wall that was separating the kitchen and dining room and installed base cabinets in between the two rooms with a very attractive counter top that really catches my guests attention as soon as they enter the front door. Overall i was very satisfied with the work he did for me and i would not hesitate to recommend him to anyone including my family and friends

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
