Jason was good. Replaced both valves on pipe in the basement. His work is excellent. The only thing I was not aware is the price quoted did not include parts. It included labor only. I would recommended that this be made clear for future quotes so that proper expectation is set.

Greivin is a very reliable, honest and responsive contractor who did a great job at repainting our house. I offered him the job after he submitted the best bid among 4 contractors to paint my 1340 sq feet house in Hoboken. My walls were painted in dark colors with different rooms having different colors and we were shifting to all white - he did a great job that needed four coats and also agreed to repair our wooden floor in a small corner for no extra cost. He has done a great and timely job - in a condo building, he did the job with no disturbance to neighbors. Highly recommended.

We needed a plumbing repair late Sunday afternoon at my parents home (60 year old house with original copper plumbing). They had found water on the floor of their finished basement. It was not gushing, but a steady drip. We shut off the water to the house. Matt responded quickly through Thumbtack, and was at the house within a couple hours. It was a cracked fitting, which he repaired. Price was reasonable, he was professional and we will use him again. He also called the next day for follow-up.

Great job handling some bumps in the project. We had 3 basement windows replaced. We ordered new construction windows instead of replacement, so that added complexity but Darin was still able to complete the work quickly and make the finished product look great. He stuck to his initial quote even though it must have taken him more time than expected. The job required a lot of tools and mess but he left things looking tidy. He was also very responsive as we set up the appointment. Would definitely hire again. Thanks!

I met with 4 different contractors and chose to go with Tom. I chose him based on his experience and fair pricing. Tom and his crew were excellent. They framed, insulated, sheet rocked spackled and sanded my basement. I bought my home a few years ago and have a list of projects that I want to do over the years and I will definitely use Tom again. I highly recommend Marotta Home Improvements. Thank you!

We hired KI Renovations for a tiling project in our basement. It was not a straightforward job as the tiling only needed to be replaced around the perimeter after a french drain installation. KI Renovations did a great job overall, providing good value and finishing in only 1 1/2 days. Klarens and his team were professional and nice to work with. We would definitely hire them again.

I hired Cesar to renovate my condo. The quality of his work is top notch! He painted the entire condo, installed beautiful wood floors, installed recessed lighting in my living room and other lighting fixtures in my bar and hallway. At the time that He started working for me I had an issue with mold in my basement. He intervened and helped me get the contractor from the mold company to replace the lousy job that they did! I would highly recommend Cesar. He is extremely professional and will hire him again in the near future!

What our customers say... Let me start off by saying S&A Contracting is officially apart of my family. There will be no other contractor I prefer over them. I have been very satisfied with my contractor and their attention and cooperation from the very start. They have been employed by my family and myself for over three years now and we cannot wait to get more work done around the house.they have been great in understanding what i needed and were proactive in recommending resolutions. For example, from picking out paint colors to installing modern sinks, S&A Contracting is proactive in researching designs to fit the needs of the customers likes and wants. They have been very good at follow-ups and supporting me when i was in need of fast fixes around the house. Simply put, they are just a phone call away. From gutting my basement and turning it into a two bedroom luxury apartment to adding a garage door and installing a new back-splash to my kitchen, they are nothing short of amazing work and can do anything. My family and friends were so impressed with the work they have done that many contracts are scheduled next, and I do not expect anything but the best results. It has been very positive experience.   YOU WILL BE PLEASED!!!!!! Book Now Bronwen C. and family  09/01/16

Lou was great; super responsive from start to finish and no funny business. We were on a tight schedule to have the basement of our new commercial space grinded and then finished with apoxy and other treatments to make it suitable for a dog training facility. Not only that, but at the last minute I had to push the start date back due to a DOB inspection that didn't allow for any work to be done in the space at that time. Lou handled that for us extremely professionally. The workers did a great job on the floor and were super easy to work with. Highly recommend for commercial or personal jobs. Would certainly hire him again in the future.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
