The architectural firm “C2C Design and Construction, LLC,” i.e., Len Gallo is a prime example of a business well run. Timelines created are strictly followed and progress/productivity never falters. One of the key characteristics I like about Len besides his obvious design capabilities was his willingness to listen to my ideas, questions and offer straight forward answers, compliments on my ideas, and if needed, constructive criticism. As this was my first endeavor with having a home reconstructed, I found Len to be extremely helpful and knowledgeable in walking me through all the requirements of where I live and what submissions needed to be done and when. Most of all, it was refreshing to reach out and have someone reply in a timely manner. Len met all the expectations he promised when the contract was signed and even now, that the job is done I would not hesitate to reach out to him with any questions knowing he would still be available and ready to answer. The biggest compliment I could give would be to say if I had to do this complete house lift and renovation again, I would still choose Len as my architect.

OMJ Design is as good as it gets. I had a fire in my rental property and needed to rebuild the 2-family ASAP. I decided to hire OMJ to do the architectural plans as they were recommended by my previous contractor. Oscar is excellent to work with, he is professional and has very reasonable prices. He takes the time to sit with you and address all your concerns, he explains the DOB requirements to you, he even allows you to contact him on his cell over the weekend! He is very knowledgeable and will be there for you when you need him, I highly recommend them.

I own a three family residence in Staten Island. I had violations on my property from a previous owner that i would literally loose sleep over. In order to dismiss these violations, i had to legalize my Certificate of Occupancy. I was miraculously referred to them by a colleague of mine. Calling Morali Architects was the best thing i did. Withing a year, i had no more violations and an amended Certificate of Occupancy. They obtained my city approval fast and were extremely responsive and customer friendly. They also gave us design tips for our interior layout and fixtures to improve the quality of my property. I would highly recommend Morali for any property owner.

Summary: Transform tired 1970's "suburban style" ranch into sleek modern beach house. Project: Interior renovation (excluding bathrooms) of a three bedroom house in Montauk, NY, including kitchen reconfiguration. New deck across front of house including access sliders from living area and master bedroom. New windows throughout. New siding. Review: Positives: Architect was respectful of client needs regarding proposed solutions. Deck solution was especially cool and has earned kudos from client, neighbors and even the contractor. People stop and take pictures! In sum, the house is transformed.

I would like to start off by saying that I couldn't be more thrilled to see Jerald Vahn Willis Designs receive the recognition it so rightfully deserves. Over the years, I have worked with a couple of well-known designers and architects who have had established businesses for 30 + years and being that Jerald Vahn Willis Designs is a younger company, I was initially hesitant for that very reason. He came highly recommended through a friend and after seeing his work, I was immediately sold. He is extremely innovative and has one of the most sophisticated eyes for design that I've ever come across. Now, a few years later, I have worked on three projects with Jerald, a large formal home in the city, a beach house and a home for my son and daughter while they attended the university. I mention this because each residence is used for a completely different purpose and required their own specific scope of work and design sensibility. While one project required a complete restoration involving special wall treatments, space planning, structural changes, rare antiques, engineering, an art collection installation and document fabrics, another project was less formal and called for child/animal friendly and budget conscious fabrics and furnishings that could withstand the test of time. Jerald is extremely talented, but another benefit we found is that he's also very organized and efficient. Should it be necessary for your project to be done in stages, he is an expert in prioritizing what needs to be accomplished right now and what can wait. He was able to provide us with such beautiful renderings, which really helped us visualize the space and though the process was never rushed, it helped us in making decisions. He is very knowledgeable, resourceful, highly gifted, down to earth and was truly a joy to work with. He made the process fun and once we completed our projects, we were sad it was over! He is truly a breath of fresh air and we are excited to work on future projects and see Jerald Vahn Willis Designs continue to flourish. If you hire Jerald, you will be glad you did.

Wow, where do I begin.. so we met Gary back in the spring of 2013 when he renovated our house in Brooklyn. He came highly recommended by my uncle Frank (a very hard man to please), so I knew he was the right guy to hire. After doing an amazing job on that project (a major renovation with a crumbling house built in 1911) and numerous small projects, we hired his company to build us a house from scratch. Being that Gary is also a licensed real estate broker, the whole process was made easy from finding a piece of land to selling our existing house, to setting us up with a great architect (thank you Peter Calvanico) and so on. From the day we broke ground to completion (except landscaping), he had us in our new house in just under 10 weeks! I can't tell you how happy we are with the finished product, thanks to all the great design ideas Gary gave me (thank goodness because I can never make a decision.. lol). It still hasn't sunk in that this is my home.. i'm in love! Thank you Gary, Louis, Anthony, and the rest of the crew for all of your hard work! P.S. you were right about adding all of the extra trim work.. it really makes the house pop!

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
