    Advanced Property Management Inc provided management services for several years for 2 properties. These services included help with finding tenants, collecting rent, paying expenses, payment transfers as well recommending repairmen/contractors, realtors and legal counsel. APM also provides income and expense statements on an annual basis or as needed. They were always available and always there when needed and their prices are very reasonable especially considering the value of their services.

      Melisa was a real pleasure to work with. We were happy to get to know her! Melisa explained everything from the beginning of buying a new home and selling our current home. She walked us through all the steps of purchasing our home, from the initial offer to final walk-through. When we had issues with the VA appraisal, Melisa immediately responded with a list of comparable homes that sold for more money and highlighted all the particulars. When we decided to abandon the painful VA process, she coordinated with us, our attorney, and our mortgage broker. We were able to close in less than 30 days because she was so organized! She is very knowledgeable and realistic about pricing and got our home sold.         Sondra Allen was fantastic to work with. We were out of town during the majority of the time our house was on the market, She handled all showings and open houses personally She knew how fussy I was about cleanliness and had surgical booties at my front door for all parties interested in touring the house. Also she never let buyers tour our house without her being with them as we were very concerned about keeping our possessions safe.         What do real estate agents charge?

        Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

        • Home inspection: $200-$350 or more, depending on region.
        • Home appraisal: $250-$400 or more, depending on region.
        • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
        • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
