- What should the customer know about your pricing (e.g., discounts, fees)?
We offer a very simple, basic and straightforward fee schedule for our management. For single family homes, town homes and condos we have a flat fee management. Management Fee: 8% Monthly Management fee. Nothing is paid when the home is vacant or a tenant does not pay rent. Leasing Fee: $300 flat fee. Start Up Costs $0 Annual Fees $0 Lease Renewals $150 Termination Penalties $0 For Multi-Family management, we provide a highly competitive and customized fee schedule specific to each project. - What is your typical process for working with a new customer?
Our process when working with a new client is to first understand their goals, objectives and experience. With this information we will tailor the approach going forward to ensure we maximize each client's time to answer questions they may have and offer guidance on what questions to ask and how to conduct a management company search. For a new client that has never owned rental property and will be a landlord for the first time, we will spend more time educating that owner on the marketplace, our management process, expectations as an owner and industry best practices. Seasoned owners that have used a management company before will often be looking for something different than what their current manager can provide so we will focus those discussions specifically on how are process is different and how we have been successful. New Landlord Clients will need the following documents during onboarding: A. Signed Management B. Active Lease Agreement with Tenant Information C. Any keys, Remotes, Common Area FOB's (if any) D. Mailbox number + keys E. Landlord W9 and direct deposit info F. Copy of CCR's & HOA information (if Any) G. Copy of your landlord insurance policy with Metropolitan Real Estate Group added as "Additional Insured" for the property

All of our property managers are Nevada licensed real estate agents as well as permitted property managers.
