Introduction
We have used 360° virtual tours for rental property marketing for over 3 years, and have always used technology for efficiency, so we were ready to handle COVID-19 long before it happened. We focus on full service property management for out of state investors and landlords, that is designed to make you more money. Through our placement of quality tenants, lease enforcement, and risk management we give you transparency that you can trust. TECHNOLOGY: We utilize a wide variety of media to market listings and vacancies, including quality photos, 360° virtual tours, measured floorplans, social media, and web portals to push property listings to a long list of realty / rental websites. To ensure that we only accept high quality tenants, we use a series of tools and systems to screen new tenants for credit, rental history, and criminal issues. Your tenants will view us as the landlord, so we will address all issues and be the filter for you. We provide tenants with the normal requirements to get their security deposit back. We document the home with 360° photos. We go out of our way to help make sure the home comes back in good condition. Throughout the lease, we manage all rent collections for your property. We have strict policies and standards that collect rent as effectively as possible. For example All rent is due on the 1st and LATE on the 4th. Last year, we had 97% on time rent payments. Even with the COVID shutdowns, we had over 90% good rent payments. Along the way we manage all tenant requests, maintenance, coordinate vendors if work is needed, and provide copies of receipts to you. If any work is required, then we use our proven vendor network, and that means fast work at reasonable pricing for you. We will pay all the bills for you and provide clear, detailed monthly accounting plus direct deposit payments to you at the first of each month.
