My process for providing you with a proper assessment of your project begins with meeting you at your property. I do not feel that this can be accurately accomplished with a phone conversation. Primarily, I'm a full-service architect. I'll work with you from design and through construction.
My design fees are fixed. During the building process, my fee is set as a small percentage of the cost of construction. As an alternative, an hourly fee can be set for a project.
I will also provide less comprehensive services. For example, I am asked by people to step in and specifically handle Co-op/Condo Board Approvals and DOB filings. This is referred to as Architect of Record Services ( AOR). I find that clients are often confused initially by the process. Usually beginning when a super or building manager saying something like- " You need plans from architect". It's a simple way of telling you that they want an architect involved in your renovation. In effect, the architect is endorsing the project. He or she will hold some responsibility to be certain the contractor follows through according to the plans signed off by the building. Every building has its own architect on call to review plans submitted by apartment owners and the building's management will have put together a list of drawing requirements that must be met. In addition to the plan, which must meet the DOB code, they will require typical construction details. These may include details of wall construction, drain details for new plumbing, and so forth. Before contacting an architect, familiarize yourself with this list. It is normally spelled out in your Alteration Agreement from your building. Otherwise, you may get prices that vary greatly. You may go with the smallest architectural fee and then find out that it did not include all you need. You may end up paying more than expected. At my firm, AOR services start at $6000.00. This will include the Co-op or Condo Board application as well as the application to the DOB ( Department of Buildings). You'll also have an expeditors fee.
