We hired Corniel Construction to renovate our midtown Manhattan apartment. We added 700 square feet of ceramic tile and renovated the fixtures in the bathroom. The project was completed quickly, and we are very pleased with the results. Waldy was extremely professional and responded quickly to all our concerns and took initiative in making the project look right. I highly recommend this company and look forward to working with them again for our next renovation project.

We Hired Peta-Gaye after my husband and I had just purchased our vacation home in Tribeca, we live in Connecticut and have always wanted a place in the city. We loved the building, location and layout of our new 3 bedroom home, the only problem was, the apartment was boring and had absolutely zero lighting. So after a few back and forth ideas between my husband and I, we finally agreed (meaning my husband agreed) it was time to hire a designer. After interviewing a few designers that we where not very impressed by, we met Peta and a she was so personable and attentive we decide to go with her! During our design consultation Peta brought up modern lighting ideas that ended up transforming our boring apartment into a spicy vacation home that we always wanted. I feel like we did it together! We worked with Peta for 4 months, we love our new lighting design for our bedroom with the new wall sconces, chandelier and wall art. In the living room I love our trimless recessed lights, who knew there was such a thing , they are glorious! The best part was once the design was done she helped us find a lovely contractor who we ended up rehiring to re-do our floors for our home in Connecticut. Peta also helped us with project management, to make sure things where going smoothly, this was valuable to us because we live so far away, so she was like our onsite representation. We love love love our new apartment and I know for sure we would not be as happy as we are without Peta’s help. I am so proud to have my friends and family over to show off the new home. I would recommend Peta to anyone needing spruce up his or her home or needing lighting help!

Peter Hart has done both residential and commercial architectural drawings for me. He is professional and knows what he's doing he has great ideas and great connections with the building and planning and zoning people. He did the architecture for a new car dealership with rooftop parking, turned an old warehouse into a different car dealership and turned our contemporary home into a colonial look. I can't imagine there is anything he can not do.

I contacted Manny from Kenneth Irving Architect via Thumbtack. He was one of several architects who responded to my request. Of all of them, he was the only one to offer a free in person consultation to look at the scope of the work to be performed. He promptly got back to me with a quote within a day. He scheduled to return a few days later to perform the necessary measurements. The day before he came, I discovered that I now needed an additional room added to the project. I informed Manny, and he graciously drew up a new proposal with the new work included. He came by on schedule, and did all measurements. Within a week I had all drawings, documents, and applications needed for my renovation project. My experience with Manny was very pleasant, everything went smoothly and his work was done in a very timely manner. Glad I hired Manny for the job, and would highly recommend to others.

This was the first time I had to use an architect for a residential addition. I was not sure what to expect. My friend recommended Oscar (OMJ Design). First I must say that he and his staff were very professional. They explained the construction process in detail. I know that I must of ask them more than 1,000,000 questions but they were happy to answer them. If you are thinking of hiring him, don't think twice. You won't regret it. I would definitely use them again.

I own a three family residence in Staten Island. I had violations on my property from a previous owner that i would literally loose sleep over. In order to dismiss these violations, i had to legalize my Certificate of Occupancy. I was miraculously referred to them by a colleague of mine. Calling Morali Architects was the best thing i did. Withing a year, i had no more violations and an amended Certificate of Occupancy. They obtained my city approval fast and were extremely responsive and customer friendly. They also gave us design tips for our interior layout and fixtures to improve the quality of my property. I would highly recommend Morali for any property owner.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
