Gigi helped us find our current rental apartment in NYC (a great deal, by the way!). She was lovely and helpful during the whole process. Not only did she help us dealing with the landlord in several occasions, even after signing the lease, but she is also witty and delightful to deal with. By far the best broker I have met. She has also helped other friends find great value apartments in the city.

AMAZING! That's the only word I have for Daniel and his team at Solomon property management. I have had 3 other property managers handle our multifamily property but none of them have had the attention to detail that Daniel has. They set up our communication portal and setup our online payments faster than we expected and they've handled all of our tenant's issues starting the day we signed the management agreement. Daniel is a true professional and my husband and I appreciate his help with managing our rental property.

Such a relief to work with a company who knows what they're doing. We were on the verge of selling our rental property when we decided to go with PMI. I highly recommend Kevin and his team to anyone needing property management!

John from Real Property Management has done a fantastic job of walking me through the home rental process. As I was thinking about renting my home, John was very patient and thorough with my numerous questions. Upon deciding to rent, he was able to quickly find good tenants and has kept me informed with monthly statement and occasional emails/phone calls.

I hired ABDM Property Management several months ago to manage a rental house for me. Moe has been a lifesaver. He is dependable and responsive, and has been very professional in his dealings with my very difficult tenant. He has saved me a lot of hassle and stress in the few months he's been managing my property. I highly recommend his services.

Jennifer assisted us in the rental, property management and the eventual sale of our family home in the Fox Meadow neighborhood of Scarsdale. Jennifer was extremely efficient and dedicated, she got top dollar for us-more than we expected! She was at times psychologist, realtor and emergency dog walker, we couldn't have asked for a better agent! Thank you Jennifer!

We are in the "peace of mind" business. We want you to feel like your property is in good shape both physically and in compliance. NYC has a lot of compliance requirements with new ones coming online all the time (three-year gas inspection requirements are the latest addition). We are growth-oriented. We are always looking for ways to both improve your property (and yes, we can work within a budget) and, if you are looking to expand your portfolio, we're happy to pass along good deals that make sense for you if we hear about them. We are very responsive and transparent. We like to keep in touch regularly. If you don't need that, it's ok, we are perfectly self-sufficient. But any time you have a question, just ask. We are a learning company. We know our limits, and we want to push them! If you think you have a unique situation, or one that needs help, ask us!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      • Marketing the rental property
      • Collecting rent
      • Handling repair problems
      • Responding to tenant complaints
      • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

      Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
