Today, village life in lovely Bronxville starts every day with a chic apartment we love.We did a near-total reno of a 1k sq ft 2-bdrm 1-bath apt, incl walk-in shower/wetrm, breakthru to turn a cramped 1920s living room into an open, airy life room, a new 2-person home office upgrade from a weird guest bdrm, the best new hardwood floor in the building, an invisible full pantry & separate wardrobe carved out of an old narrow hallway.Here are a few details:1st, Mohsen Moghaddam (that the 2MOs) & his team are a true design/build architect-forward firm so they started with a true design consult process what we knew we wanted, what we didnt know, what we really needed. There were disagreements but the process worked through it all, with 2MO honestly listening, sometimes objecting, always offering solid options. Our timeline & budget ended up being twice the estimates but that was because of the choices we were happy with.Each member of the team has not just a role, but an expertise, and each had their turn at improving the project concierge-level materials sourcing, real-time CAD changes as we brainstormed, hands-on & workplan-obsessed managers, & flawless construction/painting. The 2MO team is evolving so there are ongoing staff changes, but they covered any gaps.2MO was expanding into Westchester during our project but they quickly figured out how to work with county offices on complex permits in the time our neighbors told us it would take.The crew had a bend-over-backwards approach to our building's guidelines on work hours, site noise & cleanliness.We had many walkthrus to ID glitches; fast repairs with no addl charges when warranted.Finally, Mohsens kind ego-less spirit, global sense of style, total commitment & excited professionalism anchored us & his team every day.Meet 2MO if youre looking for a special place to live & a rich collaboration getting there."See more

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning.
