I hired Skilled Service, Repair & Installation a few weeks ago, right before the New Year, and it was a very pleasant experience, from the introductory email, to the phone/text conversations, to the finalization of the job. One thing I really like about Joseph is, that he is really does seem like an honest business man. He must've mentioned to me two or three times not to ever feel shy about asking any questions at all and voicing my own opinion. As a homeowner, and not a professional in the construction business, it is very intimidating at times hiring contractors and letting them and their sub-contractors in the home while having to perform family-hood duties. I mean the household chores, the kids and their homework and their chores, etc, etc. I run a very busy household, Joseph's head had to be spinning, trying to stay focused on the work, hearing the noise and comotion. Who knows what he must've thought of my homelife, LOL, but like I said above, him and his helper were very pleasant and professional. They both have children themselves, and they both said it was nothing new to them. Even when Joseph came by for the estimate, my son and daughter would not leave my side, not even five minutes into estimate he had my kids giggling and smiling, I thought that was very sweet of him. So between the paint job and the electrical installation for the master bedroom and kids' room, the rooms came out absolutely wonderful. The accent walls in each room bounce the rest of the room right out at you. The lighting was beautifly done and there are more outlets and they are so easy to get to now, yay!!

I had Frankie and his crew finish my bathroom framing and put in a sonic tube and remove my chimney and satellite dishes. They were awesome. He even secured my old deck without even charging me !! They always came on time and were always here when needed .  They are very clean and will leave your space in a great condition on a daily basis .  The execution is impeccable , and most important Jorge IS HONEST & RELIABLE! Something that's hard to find in any professions but even more so in construction, and he's reasonably priced ! If you plan a renovation, and want to have special orders, like me, don't wait till the last moment to order it so it doesn't slow down the project . I highly recommend global hill construction company Mr. Shoodi performed an outstanding job and I am thrilled with the final results! My floors presented a challenge as they were badly damaged with staining and paint the full home In only 4 days shoodi transformed my flooring to looking brand new once again and pants results was very good. His technique provided me with many pros: reasonably priced, no need to move out of my home as his products are non-toxic ( a plus if you have pets or children ), the convenience of no sand or dust clean-up. Shoodi and his co-worker naveed were at all times polite, professional, and always on time as scheduled. They also meticulously moved all of my furniture back in place once the job was completed. An added bonus is their office manager ahmad who was a pleasure to deal with. Ahmad diligently took care of all appointment details including my building's insurance requirements, etc. A major plus for the consumer! New York, NY. Shoodi was a true professional.

I am absolutely ecstatic that Avi was the one to add a patio to our boring, bland, sloped bakcyard. His talent truly brought life to my backyard! He had wonderful suggestions, great communication and was extremely attentive to our taste to ensure things came out exactly how we wanted. I hired We Show Up Construction llc for a kitchen renovation. Prior to that, I had already purchased my cabinets from Ikea. Rich and his crew handled the demolition of my old kitchen, the assembling of the cabinets, installed new flooring, hung the cabinets, and added a backsplash. Throughout this whole process there were some hiccups along the way. However, there was no problem that came up that Rich and his crew did not have a solution for. Overall, I am very happy with my new kitchen and I would hire We Show Up Construction for future home projects.

We used Molina Construction Corp after our house got flooded during hurricane Sandy We needed major renovation to correct all the damage that was done to our living space . The owner , Hans, truly rescued us . He cut through the red tape in dealing with our flood insurance company . The project was fairly large, as we had to replace subfloors and walls . All plumbing ,electrical ,and any other subcontracted were beautifully managed by the owner . His attention to detail and scheduling has been exemplary . We would not hesitate to recommend Molina Construction Corp. to any firm or individual who is looking for quality contractor .

Jose and his team did a beautiful job on our sunroom. It looks clean, modern, and will for sure be a space our family well enjoys! After he was finished, the work was done, cleaned behind himself, he was paid, and humidity set in and messed something up. The architectural firm “C2C Design and Construction, LLC,” i.e., Len Gallo is a prime example of a business well run. Timelines created are strictly followed and progress/productivity never falters. One of the key characteristics I like about Len besides his obvious design capabilities was his willingness to listen to my ideas, questions and offer straight forward answers, compliments on my ideas, and if needed, constructive criticism. As this was my first endeavor with having a home reconstructed, I found Len to be extremely helpful and knowledgeable in walking me through all the requirements of where I live and what submissions needed to be done and when. Most of all, it was refreshing to reach out and have someone reply in a timely manner. Len met all the expectations he promised when the contract was signed and even now, that the job is done I would not hesitate to reach out to him with any questions knowing he would still be available and ready to answer. The biggest compliment I could give would be to say if I had to do this complete house lift and renovation again, I would still choose Len as my architect.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
