Our experience was brilliant. We were given a prompt and very reasonable estimate to build a rock garden. City pro services communicated with me the entire time which was very much appricated. My husband and I had a couple rooms painted, a wall repair, a ceiling water damage repair, and a sink installation. Everyone we worked with was so kind and respectful. They were always on time and communicated with my husband and I very step of the way. The job they did was amazing. I added on services midway through with no hassle and quick turn time. I changed paint color for one room with no grief. They did all the little extras to make us thrilled. Even did a few paint touch ups we didn't even request. For the ceiling repair, they went out of their way to match the paint color on our ceiling that was painted in the 1990's - it looks amazing! We've already asked for another estimate for another job. Will be hiring them again. Reasonable price and excellent services!! You won't go wrong!

Had a leak that was coming into the living room. Had to wait a few days for RGV to return my call but they came right out later that day and the next day were here and made the repairs. Cost reasonable! Also gave us an estimate of replace entire roof. Have not made that decision yet. Estimate VERY reasonable.

I would have selected all five of the above criteria if the system allowed me to. 3D = Very responsive. Great communication. Fair price. Next day delivery. Left the job site cleaner than when he arrived. I couldn't have asked for anything more… Here's how my experience with 3D went down: 1. I posted my request around noon. 2. Mr. Keller of 3D Contracting gave me an estimate by 5 p.m. which I agreed to; and 3. Then he was onsite at 8:30am the following morning and done by noon. Totally painless. My only COMPLAINT is I didn't get a chance to meet him and shake his hand!

Brad and his staff delivered as promised and we couldn't be more satisfied with their work. Our basement was completely and professionally remodeled and Brad worked with us every step of the way including changes that we wanted to make during the process. They also made it a point to clean up each day and respected our home which is a nice touch if you have had other contractors that didn't do this in the past. I had a huge driveway that needed to be replaced. Solid Foundations answered the call. They did exactly what I wanted and more. Even gave me suggestions that would better fit my needs. From tearing out the old driveway to forming and pouring the new one, they did an excellent job. I had a drainage problem that caused my old driveway to crack and fall apart. They suggested putting in a french drain to alleviate that problem. They added the french drain in and also put in a very nice retaining wall for us. They were very versatile and willing to bend over backward to satisfy our needs. A+ Rating.

The name of the company says it all! We bought our home about a year ago and have had some hard times with contractors. However, This company is amazing! Devin and Nick have almost completed an over 300 square foot deck in around 13 hours. I will add photos once completed, I would recommend this company to anyone!! Look them up online and get service the way it should be! They rock!

This was my first time using Thumbtack for a job. Jeff was simply amazing. He came and inspected my roof, giving me a fair cost to do the job. He then spent almost 2 weeks advocating on my behalf with my insurance company to ensure I got everything I needed to do the job. My insurance company gave us both the run around, but he remained professional and patient (while I was losing my mind). After starting 5 days earlier than expected, he ran into some serious problems with my roof that wasn’t covered under the claim. He took the time every step of the way to explain to me the condition of my roof. He purchased just the right amount of materials and didn’t mark up the price for his profit. He showed up on time for the job, even working the holiday to get the job done. His crew was very hard working as well. My only problem was wishing I knew he was also skilled at other areas so that I could have hired him for all of my jobs. It’s hard to find honest, trustworthy, and competent contractors. Delta construction is all 3. I have them on speed dial for all my future needs.

Brooke and her team went well beyond what my wife and I had expected. Not only did she flush out my gutters and downspouts as hired to do, she also washed the outside front panel of all the gutters! It's the 'little things' like this that truly reflects how that company/business is a step above the others! We were so impressed with her work ethics and professionism that we have already scheduled her company, 'Warriors Restoration LLC', to paint 3 rooms in our house, and she is also quoting us on two additional projects ...screening in of a patio area and the removal and installation of a new tiled shower in the Master Bath. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
