Ed and Reds Property Management were EXCELLENT! We lived out state and had a condo that we not only needed to sell but was occupied by a tenant. Ed worked closely with the tenant and my husband and I to arrange showings, repairs and anything we needed. He responded to calls and emails quickly and has the patience of a God. We couldn't have done a better job with things if we'd done it ourselves. In the end, not only did Ed sell our condo, but he was able to make it a smooth transition for everyone involved. Thanks so much Ed. YOU ARE THE BEST!

Talked at length with Vanessa back and forth through phone and email prior to going to Ohio to meet with her. Reviewed and discussed a detailed property management agreement as to what was expected from her company. She was prepared with a detailed plan of action and options to meet our needs. We signed with her company to manage our seven rental properties. I am confident she will provide good service to us and we are looking forward to working with her.

My property manager showed up for an eviction hearing after being notified by the attorney handling the case. Unfortunately the tenant lied about paying back rents owed and now the eviction process is starting all over having to let this tenant stay in my property without paying rent and probably no way of collecting back rents owed

After a long search for a house for my family, a little over a year ago, I not only found one I found our HOME. We love it! I was skeptical about renting from a management company, as I had never done so before; But a year later I couldn't be happier with my decision. Thank You Clear Sky for giving me and my boys a forever HOME! Oh and all you at the office, you guys are AWESOME!!!

TF Consulting has managed office condominiums for our company over the past two years. During that time, they've done financial reporting, collections, budgeting and construction management services. Overall, their financial reporting is timely and accurate and they've been able to effectively and efficiently manage our operating and capital budgets, keeping our investment on track. They're also good communicators and have strong contractor and owner/tenant relationships, which allows them to respond quickly to situations and provide first class service to both the client and the owner/tenant, which is important in this competitive environment. Most importantly, TF Consulting is trustworthy and able to think outside the box, so is reliable and can easily adapt to your changing needs. I do believe that their office condo experience can easily transition into the residential sector, given that office condos involve both individuals and corporations with similar needs, so would recommend them for both types of assignments.

Shirley has managed my property since she started her company. She is phenomenal to work with and addresses my tenants issues appropriately. The best part about working with Pikus real estate is that Shirley really cares about her clients and it is evidenced by the respect she shows both property owners and tenants.

I had a casement window set that had been painted shut by the previous owner and would not close properly once opened. Also, the wooden sill had been warped over time due to weather & lack of use. Ace worked on the windows and was able to get them both to not only close properly but also to function well. He took the time to make sure that the work was done to our satisfaction. I would definitely work with him again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
