Our experience was brilliant. We were given a prompt and very reasonable estimate to build a rock garden. City pro services communicated with me the entire time which was very much appricated. Put simply they turn up and do exactly what they promise. Very professional contractors. I will definitely be hiring again in the future. The rock garden they built and designed is simply stunning I'm really happy with it.

Let me preface this review by stating that I have nothing to gain by writing this review. I am a real estate agent however I have no affiliation with any specific contractors of any type therefore I have nothing to gain by writing this. This review is based solely on my own experience with Bill Lewis for the inspections he performed on my own home. Having said that, I deal with home inspectors all of the time and like any profession there are some that are better then others. I just feel as though credit should be given where it’s due so I’m writing this review from a view point that the average home owner probably doesn’t have because of my active involvement with inspections for my clients. Bill was tremendous in every way possible. Not only did he spend almost 4 hours at our home (not the norm…usually whole house inspections are completed within 1.5-2 hrs). This is a reflection of how very thorough he is. Not only does he have decades of construction experience but he’s also a teacher who knows a ton about every component of home construction. He was very accommodating, patient and took the time to explain all details of his findings using terms easily understandable regarding construction/electrical/plumbing/architecture etc. I can’t stress enough the importance of having someone like Bill who IS certified (many people don’t realize that very often “home inspectors” are not nor do they have to be certified. He performed tests on every aspect of our home and went above and beyond any inspection I’ve ever been a part of. He explained which repairs should take priority and which ones are superficial/cosmetic. We are very pleased with using his services and would vouch for his professional integrity any time. I 110% recommend using Lewis Property Inspection and Contracting for any building service you have.

Tom exceeded our expectations installing our landscape lighting. He was very responsive, friendly and offered expert advice on how to insure the job was not only completed timely but anticipated future issues based on his experience. I had several other vendors contact me for this job, but only Tom gave me the confidence he knew what he was doing and treated us very fairly. I really appreciated his by the hour billing rather than just trying to get as much as he could out of us. Welcome change from the numerous contractors we have dealt with in the past.

This contractor has been very upfront with all the work and has informed me the steps of the project and has taken my input with desires and wants. The cost and reasons for the expenses have been totally justified and appreciated. I've had experience with some "jack-legs" and totally appreciate the work this contractor has done and will definitely utilized the services of this company for further work on my home. I highly recommend this contractor.

Brad and his staff delivered as promised and we couldn't be more satisfied with their work. Our basement was completely and professionally remodeled and Brad worked with us every step of the way including changes that we wanted to make during the process. They also made it a point to clean up each day and respected our home which is a nice touch if you have had other contractors that didn't do this in the past. I would highly recommend Brad and Alhi to anyone for any construction needs. Easy and professional to work with and there are no surprises.

Mr. Dix, sent his drywall specialist, Sam Lovins, to perform this job. Sam not only did what we contracted todo, but went beyond the call of duty, and secured a wall, he repaired, to the floor, where it had been knocked loose by a truck bumper. I highly recommend Sam Lovins, for drywall repair, and of course Mr. Dix company, for employing such professionals as Sam Lovins. I cannot speak highly enough about the quality of repairs this company provided...

We recently had Philip Evangelisti, of Sunny Ridge, complete a paver patio for our new home. I originally reached out through Thumbtack for someone to build a patio. Philip was the first of several contractors to respond to my request. My husband and I set up a time to meet with Philip to discuss our requirements. He arrived in a timely manner, and presented himself in a very professional manner. I already had a basic design in mind, so Philip worked off of that plan to finalize a drawing for us. He made numerous suggestions as to the best way to approach our project, as well as helping to guide us regarding what type of materials would best serve our purpose. After a couple of meetings with Philip and obtaining a quote for the work, we felt confident that he could take on the project and do a great job. Let me mention that we often like to hire entrepreneurs in order to help them get started in their business and allow them to hone in on their skills. With that desire in mind, we hired Philip to build our patio. Although he is a little young, he has quite a bit of experience and knowledge in numerous areas. Our faith in his skills indeed paid off. Philip worked with us throughout the entire project to make sure that we were informed about what, why, and how he was doing things. Since we were building a portion of our patio over the top of a concrete slab, it was necessary for him to make modifications in order to have one continuous flat patio upon completion. My husband and I shopped for the necessary supplies, and even had a couple of calls with him to make sure that what we were getting would work. (These calls were on a weekend, and while he was out of town, but he was more than happy to talk with us.) We set up delivery of our supplies, and Philip promptly got started on our project. He often hired his brother to help him with the job. The two of them worked hard, in the hot summer heat, and completed the patio in a timely manner. Philip knew what he was doing, he knew how to do it, and took great care each step of the way. I made a modification to the way we were going to have our steps, and Philip just took it in stride and worked with us to make it work. He even went with us to purchase the supplies and helped us figure out what we needed. We are EXTREMELY pleased with our patio, and have received numerous compliments about how beautiful it turned out. Unfortunately I did not take pictures of the completed project before we put everything on the patio, but I believe you will see just how awesome it looks from these pictures. In conclusion, I would not hesitate to hire Philip again if we would have any other project. I also would certainly recommend him to anyone that is looking to hire a contractor. His prices are more than fair, he often went above and beyond what was required, and he is willing to work hard to get the job done in a professional and timely manner. Debbie Scott

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

Where should I start when remodeling a bathroom?

Bathroom remodeling doesn’t have to be overwhelming. Before starting a bathroom remodel it’s crucial to know what you want and have a clear understanding of your maximum budget. If you’d love all marble fixtures but have $3,000 total, you will have to compromise. Being realistic about materials and money before you even contact a contractor will have you on the road to success. Here are some simple steps to follow in the planning stages of bathroom remodeling:

  • List your remodeling priorities in order of importance (e.g., 1. New shower head, 2. Replace flooring, 3. Install recessed lighting, etc.).
  • Calculate what you can realistically afford to spend on your bathroom remodel. Identify an “all in” price — meaning the absolute maximum you’re willing to pay, as well as what you’d prefer to spend.
  • Gather ideas from Pinterest about colors and finishes.
  • Research the costs of the materials and finishes you want and begin making choices about what is and isn’t possible to fit into your budget (once labor is included). If you’d like to stay under $10,000 total, but really love a $2,000 tub, plan to downgrade in other areas.
  • Request quotes from at least three reputable general contractors, share your vision and ideal materials, and work together from there.

How do I plan a bathroom remodeling project?

If you’re stumped on how to plan a bathroom remodeling project, it pays to hire a designer. This is especially important if you’re changing your bathroom layout in any way. Designers create contractor-friendly drawings indicating exactly where each tile and fixture will be installed, down to the light switches. This investment might cost you $300-$500 but save you significant frustration and miscommunication, while ensuring you get precisely what you want.

If you’re going to do your own design, planning a bathroom remodeling project means being organized and planning ahead. Create a general outline of what you want and the budget you have. Identify the specific fixtures, tiles, paint and vanity you prefer. Get all this organized before requesting quotes from two to three reputable general contractors. Once you find the right pro, get a written contract outlining scope of work, materials that will be used, timeframe and payment schedule. Communicate clearly about when to order your materials so they are ready and waiting by the time the contractor gets the permits. Your job from here is to communicate clearly, pay the contractor as the work progresses, and enjoy your remodel when it’s done.

How long should a bathroom remodel take?

With proper planning and a good general contractor, your bathroom remodeling project doesn’t have to take forever. The construction phase of the project will always vary based on your scope of work, the square footage and the condition of your bathroom under the surface layer. Inevitably an 80-square-foot master bathroom with major changes will take longer than a 25-square-foot guest bath undergoing a minor renovation. For a smaller bathroom, a facelift — the industry term for sprucing up the surface layer (such as paint, vanity, tiles or light fixtures) but keeping the existing footprint of the space — may take five to eight working days, as long as there are no surprises like mold waiting when the old vanity comes out. A more complex bathroom remodel that revamps the shower area (customizing the plumbing, installing tile and changing the shower door), updates the flooring and cabinetry, and adds new paint and new lighting could take anywhere from one week to three weeks. A full bathroom remodel that guts the room, changing the footprint and moving the electrical wiring and plumbing lines, could take four to eight weeks or more. To keep your bathroom remodel on schedule, have your materials ordered and waiting, and don’t make any change orders once construction begins. Planning is key to keeping a bathroom remodel on schedule.
