The good (Written immediately) Shelley was proactive in attempting to get in touch with me when I first posted this project 6 months ago. But then I decided to stay with my existing property manager a little longer. When I decided to re-start my search for a replacement property manager there were some snags. However, Shelley responded to my email and things progressed beautifully. She's been very responsive to all of my questions. She seems motivated to gain my business and all indications are that she'll be a vast improvement over my previous property manager. I'm giving her 5 stars based on initial impressions. I recently learned that thumbtack only allows a single update. Therefore, I will not be updating this (unless something TERRIBLE happens) for a year so I can give a complete update. UPDATE: I could have updated this sooner but was distracted. Shelley accepted my job knowing that it was a "challenging" case (previous property manager did nothing, tenant abandoned property leaving $1000s in damages/cleaning, needed new paint and new carpeting) and assured me that she had sufficient crews to empty, repair, paint, and clean the place easily, cheaply, and quickly. I arranged for painters, cleaners and was working on finding carpeters when she contacted me that she had tenants?! What! The place isn't going to be ready for at least 2 weeks and I told you that two days ago. "Well, my guys can do it in 1 week." Loooong story... here are some highlights It turns out that the weekend after I hired her half the staff went to california for a wedding and was unable to facilitate anything. I believe her to be dishonest (specifically lying to me about not being able to smell the horrible dog odor in the basement and then suggesting we temporarily mask the smell until after tenants have moved in and are 'stuck with it.') Ultimately, I came to the conclusion that I would rather eat the $500 'penalty' and terminate my contract after about a month than have her as my property manager. She repaired nothing, 'couldn't see' glaring flaws in the "new paint", "couldn't smell" the horrible dog odor, did not place any tenants, created misleading adds that "magically" ended up in zillow (we don't use zillow so it wasn't us) that I demanded they fix.... only to have them fixed with another misleading add that I had to have fixed as well.

Wow. Nothing could be further from the truth. You didn't like the quote that my crew gave you. So you hired someone off craigslist which took a month to get the house ready, the people I had ready to move in were military and didn't want to wait another month. As far as the dog odor, I told you the carpet should be replaced, you didn't want to "waste" the money on it. We posted no misleading ad and if so please prove what you are saying. I did not hire your painters. You hired your own people, I am not responsible for their mishaps or terrible outcome. No idea what so called misleading Zillow ad you are speaking of. You are the typical misinformed slum lord that has no idea how rentals and property management works. I actually found you to be so "creepy" that I was afraid to go around you alone, that's why I always had someone with me. So go ahead and spew your ridiculous lies and blame me for the condition of your home, that's fine. Bottom line is YOU did not want to pay to repair anything even though you were told to.
