Chuck & Chris and the entire Barnes Sklare team did a great job on our basement finishing. Here are some details about why: 1. Chuck & Chris added value to our design process by taking our suggestions and offering additional considerations/tweaks while we finalized planning for the project. We also got a realistic (nailed it) all in itemized budget so we understood where our money was being spent. Here is a hint for you - If your potential contractor can only give you a 1 or 3 line item budget you need to ask for more clarification/details into how the project is being estimated otherwise you may be setup for a whopper of a final bill (because if they can't show you they don't know themselves!). 2. Changes happen and that was ok. During the project we did make some minor tweaks to some of the electrical (lots of home run AV cables to support a centralized distribution/switching point) and decided in the home theater area to spray / insulate the floor for sound (great choice!). Changes were clearly communicated and understood with regards to how the budget was being affected. 3. Consistent workforce! The Barnes Sklare project team did a great job of treating our property with respect and cleaning up daily. We really liked seeing the same faces day after day and exploring the basement with the kids to note the progress they made. The same crew handled the project from start to finish and we were notified when a 3rd party contractor was used for special services (spray insulation). 4. Quality of work was very good / excellent overall. Minor details were easily and promptly corrected. These guys take pride in their work and it shows through the finish details. We interviewed 5 other contractors before selecting Barnes Sklare for our basement finishing project. We are very pleased with all aspects of our project and the results. Would we use these guys again - YES! In fact we have a little bathroom remodel coming up in a few months.

Ron has done ALL my home and office modeling for the last 25 years. The bigger projects have included two total kitchen makeovers, a custom home office addition, 3 decks, and the complete conversion of a residential building into a commercial property. Ron is skilled, economical, diligent, and a true pleasure to work with. Some of the projects have required an architect. Bill helped me repair a broken cast iron drain line at a rental property. It required cutting into the ceiling to get to the drain line and replacing a considerabile amount of pipe. The work required quick action and Bill really helped me out by getting it done in 1 day of work. He did a great job communicating with my tenants and cleaning up before he left. Price was fair, communication was great, and the job got done. 10/10 would recommend.

My property manager showed up for an eviction hearing after being notified by the attorney handling the case. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
