Jeff did just what I expect of a contractor. He solved my problem and finished the job to completion. I had a glass shower door that was leaking. He did not simply attempt a solution and leave it at that. He identified the problems -- a mis-aligned shower door and a missing sweep. He took the time to properly align the shower door by removing it, replacing it, and professionally re-caulking. He also identified the proper part needed for the glass shower door sweep by contacting numerous glass companies. The part wasn't available for a few weeks, so he put in place the best possible temporary fix, and then returned, free of charge, to install the correct part. The shower door no longer leaks. The space looks great. He cleaned up nicely. Jeff is also a very nice guy who takes the time to get to know his clients. I have already recommended him to my neighbor for a large project.

We are very thankful that we found Tim Napper and Cory of 3:16 contracting. We were self contracting and had initially hired 3:16 to do drywall. But, they came to the rescue when we had problems with our framing contractor. After a meeting with the city inspector, we hired 3:16 to fix and complete the framing. Tim and Cory helped turn our dream addition from a nightmare back to a dream. They did a great job and have restored our faith and trust that there are good people in contracting! Scott and his apprentice installed custom-built book cabinets in our living room and did a fantastic job. He is very detail-oriented, punctual and wants his work to be of the highest quality. He gave us a fair price on the installation, and he quickly fit our project into his busy schedule. George Kimball is honest, skilled, hardworking, and shows up exactly when he says he will. After I sent him the pdf installation instruction manual (which I supplied to all bidders), he reviewed it and replied back to me with a very reasonable price to complete the job. Being a contractor myself for the last 26 years, THAT is what I was looking for. Of the other respondents, one was way high and the other would only give me an hourly rate. If I wanted that, I would have advertised for a "Day laborer". I highly recommend Kimball Construction!

Nov. of 2013 I called Jason to get a quote to re-roof our home and shop. From the moment I met him, I knew I had met a man of integrity. I had been talking to contractors for three years prior to finding Jason, so you know, I did my research. He is an expert in what he does. Our roof (especially the valley had many issues-house was built in 1945) presented a lot of problems that any other roofer would NOT have handled correctly, causing us to do damage control just a few years down the line had we hired anyone other than Jason and his crew to deal with it. He is an amazing craftsman, not just a roofer. The honesty and integrity that he exudes made getting our roof replaced by his company a blessing. My husband and I cannot recommend Jason and Grace Roofing & Con. enough. Just meet him, you'll see what what I mean.

Warren got back to me quickly. I received his bid for a roofing job by the next day and he scheduled the job to be completed in a very timely manner. He repaired the roof and found an issue which another contractor missed, and was able to fix all of the issues for the leaking roof. He is a great contractor!

Total kitchen remodel and floor tiled. I had never hired a contractor before and had no idea of what was involved. Anthony led me through the process and calmed my anxieties. He and his crew were very professional,accomplished and courteous. Anthony had a good relationship with his subcontractors and all phases of the job were done in a timely manner. Anthony also made sure everything was done to code and to his high standards. I am extremely satisfied with my finished kitchen and new tile floor.

I called several contractors and had several bids going. Chase Construction by far gave me a very reasonable and fair bid for my house remodel. Beating all the bids I had received. I had Erik Watson performed several jobs ranging from foundation,framing,installation, drywall,tile,painting,roofing,my decking and fixed my fence. Not only was his work beyond my expectations. He's kind and courteous. He's punctual and gets the job done in a timely matter. I don't typically write reviews. But after weeks of endless outrageous bids. I'm just trying to share this little secert gem of a contractor. To those who are looking for a good honest general contractor. I highly recommend Chase Construction

I had the very good fortune of meeting/hiring Rick and Anita as they launched their business. I had a punch list a mile long starting with rebuilding two outdoor staircases and adding handrails, remodeling two bathrooms, replacing baseboards, and adding two mantles. No other contractor I requested estimates from were interested in completing the entire list but fortunately they did! Anita is an experienced business manager and Rick is a highly skilled woodworker (who should be making high end furniture!). Together they form a reliable, hard-working, honest, respectful, and conscientious team. I would hire them again in a second and I highly recommend them.

Thanks to Greg and his crew, Scott & Tom, when this batty PNW weather permits, we've been enjoying our bucolic back yard atop a fantastic deck for just about a year. The previous owners left behind a deathtrap excuse of a porch, so when as a 1st time home owner never having contracted work before I began the search, was rather overwhelmed. Greg was the *only* one to answer my 'thumbtack' inquiry and despite the distance from town, traveled out to assess and bid on the admittedly modest project. I can really thank his Second, Scott, for moving it forward, as it was on his insistence that what I envisaged could come in on budget with some tweaks. Working quickly and efficiently, this glorious addition was ready in a matter of days. Clearly the group compliments one another and gets down to business producing grand construction. However, there was some confusion as to the final product due to a rather ambiguous contract and miscommunication. I think G took a hit in making it right: no doubt his pride of workmanship could not allow for a cheap and tacky remedy to the issue. Guests both new and old were wowed by such a dramatic (and safe!) change to the backside of the home. And with good reason, we couldn't be happier with what they built and would recommend such talents.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
