- What should the customer know about your pricing (e.g., discounts, fees)?
We offer transparent, competitive pricing with no hidden fees. Our standard full-service management includes a 6–8% monthly management fee (minimum $75), depending on the property and your specific management needs. In some cases, we also charge a one-time leasing fee of 25-50% of the first month’s rent when placing a new tenant for full-service clients. The leasing fee covers everything—from rental listing preparation and marketing to professional photos, tenant screening, lease drafting, and move-in coordination. There are no upfront costs, and we offer discounts for owners with multiple properties under management.
- What is your typical process for working with a new customer?
We start with a brief consultation—either virtual or in person—to learn more about your property and your goals. From there, we provide a rental market analysis and walk you through our services, fees, and management agreement. If you decide to move forward, we handle everything: onboarding, tenant communication (if occupied), marketing, lease execution, and setting up your owner portal. You’ll have full visibility into your property’s performance from day one.
- What education and/or training do you have that relates to your work?
Our team is led by a licensed Principal Broker in the state of Oregon with over a decade of experience in residential real estate, leasing, and property operations. We stay current on Oregon landlord/tenant law, fair housing, eviction moratorium updates, and best practices in property management through continuing education and membership in local and national professional organizations.
