I provide clear, upfront pricing with no hidden fees. Every appraisal quote is tailored to the specific property, scope of work, and intended use of the assignment. Complex properties, large parcels, unique improvements, or rush turn-times may require additional fees, which are always discussed before work begins. I also offer competitive rates, bundled pricing for multi-property assignments, and discounts for repeat clients and local professionals. My goal is to ensure you receive a high-quality, USPAP-compliant appraisal with transparent pricing from start to finish.
- What is your typical process for working with a new customer?
My process is simple, transparent, and designed to make the appraisal experience smooth for new clients: Initial Consultation: We start with a brief call or message to understand the property, the intended use of the appraisal, and any deadlines or special circumstances. Upfront Quote & Scope: I provide a clear, all-inclusive quote and outline the scope of work so you know exactly what to expect—no surprises or hidden fees. Scheduling the Inspection (if applicable): For full appraisals, we schedule a convenient inspection time. For desktop or exterior-only assignments, I’ll let you know what documentation I need. Inspection & Data Collection: I complete a thorough inspection (if required), take measurements, photos, and note relevant features, improvements, and site characteristics. Market Research & Analysis: I analyze comparable sales, market trends, zoning, and other factors that may affect value. All reports are fully USPAP-compliant and tailored to the assignment. Report Delivery: The completed appraisal is delivered electronically as a secure PDF. I’m always available afterward to answer questions or walk you through the report.
- What education and/or training do you have that relates to your work?
I’m a Certified Residential Appraiser and a Green Certified professional with extensive training in real estate valuation, energy efficient housing, and USPAP compliance. I’ve completed all state required appraisal education, passed the national certification exam, and fulfilled thousands of hours of supervised experience. I stay current with annual continuing education, including USPAP updates, ANSI measuring standards, market trend analysis, and specialized courses. My background includes appraising a wide range of residential properties including urban, suburban, rural, acreage, new construction, and complex or unique home.
