During the early COVID-19 months I was in need for a more reliable Property Management company because of broken down communication and several grave errors on their part. On my search I came across Breakwater NW, owned by Tara Costanzo. From the start I appreciated Tara Costanzos kindness, her extensive knowledge of renting laws in Portland, her ability to communicate effectively and her demonstrated ability to get things done. She went out of her way to get my rental unit fixed up within a short time and found reliable new renters for me right away. Working with her has been a breeze and such a relief because doing business long-distance - I live in a different state - can be quite stressful. Tera from Breakwater has been managing our home since January 2020. She is always on top of everything. We get our rent on time and her crew fixes what needs fixing quickly, without breaking the bank. I would highly recommend Breakwater to anyone who needs a property managed.

Tara is wonderful to work with. She is experienced and professional, and has great people working with her. Tara walked me through the whole process of renting my condo and kept me in the loop at every turn. As a first-time owner renting my condo out, I really appreciate all of her expertise. My place was rented quickly and to great renters. Highly recommend Breakwater!

  • What should the customer know about your pricing (e.g., discounts, fees)?

    We don't have any hidden fees or secret ways to make money that you only see in the fine print. All of our fees are easy to understand, explained up front, and straightforward. We charge 8% of gross collected rents for all single family homes and duplexes. For 3+ units, we will provide a personalized quote, but our typical fee ranges between 6% and 8% of gross income collected.

  • What education and/or training do you have that relates to your work?

    Our property manager is a licensed attorney, and our commercial real estate broker has over ten years of experience in the commercial real estate and lending industry. We also own our own investment properties, which we believe gives us a unique perspective on management and investing.

  • How did you get started doing this type of work?

    We have been working in this business for over a decade. After owning our own investments, and managing for ourselves and for family, we decided to branch out and buy, sell and manage on a full time basis.
