I'm so glad I found Pacific Dependable Property Management. After trying several other companies, they've proven to be the best. Their standards are high, they keep properties clean and safe, and they carefully screen tenants. We began working with Pacific Dependable in a moment of total desperation. Our tenants had just moved out, and we had driven across the country to spend our two week Christmas break trying to handle some of the more basic turnover tasks ourselves.Because we currently reside in North Carolina, we hadn't been inside the house for several years. The tenants were fairly long term, and we'd seen the move out report, so we knew there would be significant cleanup/work to do. What we could not have prepared for was the level of neglect committed by our PM. The scale and cost of the issues was so overwhelming. Repairs we'd paid above market rate for were glaringly sub-standard. Small issues that had been noted in inspections or by tenants years ago had never been addressed, and had festered into giant problems. It was BAD. We knew it was time to finally break up with our PM who we'd been unhappy with for years. Not only were they being predatory by squeezing both us and our tenants for every penny they could (we didn't raise the base rent for 5 years, but the tenants saw an increase every year due to fees charged to them by the PM), they were neglecting and even actively harming our house.We reached out to a few different companies in town, but the timing was pretty rough. People were understandably out of office between Christmas and New Years. Kyle at Pacific Dependable (PD) was one of a couple folks we heard back from, and within like a day he was at our house doing a walkthrough -listening to our frazzled stream of frustrations and overwhelm while our dogs jumped all over him. We talked to some other folks, but ultimately went with PD because Kyle showed up for us and treated us like people instead of problems.Were we emotionally fragile and just needed someone to validate our horror at what the last PM had done (and not done)? Yes, probably. But also, he was able to describe to us the ways that PD operates with more transparency and consideration for both owners and tenants than we'd experienced with any PMs in our 7 years renting out this home. We were unsure how we were going to manage the financial piece of getting the house livable again, and he helped us brainstorm ways to break up and prioritize the work. It was the first time I felt like a PM was actually working WITH us instead of AROUND us.We are about 9 months in now, and still very happy with our decision. We recently had to replace the refrigerator at the house - the first major expense since we finally got tenants this spring. PD sent over some options that gave us a bit of sticker shock, and we countered with a more basic unit. We outlined all of our reasoning and justifications, bracing for a fight or for our wishes to be disregarded at our expense- because that has always been our experience. Instead, we received a kind message validating our choice and thanking us for taking the time. The RELIEF!I know this is a pretty long review to not even outline the specific ways that PD operates differently, but you can reach out and review their terms for that. After the simultaneously mundane and miraculous fridge exchange, I sent Kyle a message of appreciation which ended with this:"I really can't overstate the relief I felt reading Sherry's response this morning. It was so much more...*human* than what we've come to expect. I know people don't always volunteer their positive experiences, but it sure seems like y'all are actually trying to do this whole PM thing in a less evil way, and I wanted to offer some gratitude for that."And I guess that's the TL;DR of this review. We picked PD in a desperate moment because they treated us like people, and almost a year in they are still doing that.
