We charge flat fees with no markups. Our property management is $150 per month per unit (no matter the rent) for all aspects of management. This includes rent collection, notices, coordination and $1250 for tenant placement once a unit becomes vacant, +$250 photography fee (required for first time customers). This includes professional property photos, scheduling showings, application processes, tenant screening, and lease generation.

I am posting this review from the comfort of my beautiful new rental home thanks to Ziprent! I recently moved across the country and looking for a rental unit sight unseen was very scary (for many reasons - fear of a run down unit that didn't quite match the pictures, scammers, bad locations, bad landlords, the list goes on...). When I saw the Ziprent listing I immediately got excited. The pictures were beautiful, clean, and clear - I felt like I was in the unit without even visiting. If I had wanted to visit, it seemed like the process was very straightforward as appointments were available quickly and could be made online. The application process was very smooth using their online portal. There was an issue with my application so Ziprent reached out promptly and helped me clarify the documentation. Once we were accepted for the house, it was quite simple to pay deposit and rent using their online portal. We have loved the unit so far and feel lucky everyday to come home to a beautiful property and feel confident that if anything were to need repairs Ziprent would help us manage them quickly and appropriately.

What should the customer know about your pricing (e.g., discounts, fees)?
We use straight forward and standard pricing for all of our services. Our tenant placement service is priced at $1250 per placement (+$250 photography fee for first time customers). We provide the highest level of service in this area and one of the most competitive prices in the industry!
Once we publish our full management offering, it will be done at $150 per month.
For all of our products, we assign a dedicated property manager to each property. And when they are not available, there will be a team of professionals available 24/7 to address any issues for you or your (perspective) tenants. Our goal is to use technology and hands-on attention to provide the best property management experience!
What is your typical process for working with a new customer?
For our tenant placement service, we will reach out to get some basic details about your property. We will then schedule a time to meet you and get a key to the property.
Once we have the key, your property will be photographed (at no cost) by a professional photographer and will appear online for on demand showings within 24 hours.
What education and/or training do you have that relates to your work?
I am a licensed broker with the state of CA and own over 100 units in CA. I became interested in property management after identifying the inefficiencies and inadequacies that surrounded the industry. So I set out to build a software that bests compliments my team and I so we can provide the best and most efficient service to my tenants and my future customers (you!).
