I hired Glenn to replace a toilet in my master bathroom. I already had the new toilet purchased, but when he went to install it, my water line was too short. Glenn went to Home Depot, picked up the piece and finished the install. Professional, courteous and reasonably priced. Will definitely use him again.

Prompt response, arrived exactly when he said he would. Very nice man and very conscientious about his work. He fixed a leak under my bathroom sink and also did a couple of other bathroom projects. He also replaced the front part of my shed door and put a metal piece (flashing) on the roof extension of my shed. His charge was reasonable and I am glad I hired him. I may use him again sometime.

Daniel Neaga did an excellent job. We had him install decorative moldings to a Murphy wall bed that my husband and I put together. We just couldn't get the moldings correct. We used Eric and his team for an almost 2.5 month project after moving back into our old house that was rented out for several years. Initially we were only going to use them for external and internal painting and cabinet refinishing, but we quickly found that we liked working with them and appreciated Eric's commitment, his obvious knowledge and attention to detail which led to us hiring them to replace our flooring and other various projects around the house from the shower door installation, carpentry work to smaller electrical work. We lived in the house while Eric's team did the work, which can get pretty overwhelming. They communicated well, respected our privacy and worked with kids nap times, weekend trips, etc. I can honestly say that I could not imagine this project going any better considering the circumstances. We were satisfied with the final product and we found the pricing to be reasonable. We found especially the painting job to be top notch, this is definitely their specialty. Eric also wrapped some beams and accent walls in cedar. Those turned out awesome as well. I highly recommend using those guys for any project, big or small. They have pride in their work and at the end you will not feel taken advantage of, which is too often the case when working with other contractors.

Lino came to my house to do trash removal. I purchased a fixer upper and the last owners left a lot of random debris in the yard, shed, etc. He also demolished a huge, heavy concrete post that the previous owners had installed (about 300 lbs) and carried away. Great deal and completed the job quickly. Will hire again.

We hired Toni to build a gazebo from Costco, and to run electrical and install a fan on said gazebo. Toni was exceptionally responsive from the beginning and gave us a quote for the build that was comparable to other quotes in terms of the scope of the project but was cheaper than the others. Because of Toni’s professionalism and responsiveness, we decided to hire Toni. We were working on a time constraint for an upcoming reception for my son’s wedding that we were hosting. Even though Toni was already working another project, he made ours a priority and was able to work on the gazebo project in the evenings. Toni and his crew were professional and hard working and were able to complete the project before the due date. We also had Toni repair a post on our front porch and he made sure that it was done in the same time frame and done correctly. We feel that Toni and his crew provided excellent service and quality work, and that his prices were very reasonable. We look forward to working with Toni on future projects.

Josh has done an amazing job on all the work that he has done for us so far. He's done at least three different jobs for us in which the type of work was completely different than the last and in 3 different areas of the house ( kitchen, bathroom, shed.) I have yet to be anything less than pleased with the end results. In fact he has gone above and beyond on multiple occasions to make sure that we are getting exactly but we want. For being a single owned and operated business, Josh has been extremely efficient, providing excellent work at a fair price. Hes got wonderful time management skills and you can really tell he knows what he's doing. At the end of the day, you'd never be able to tell that all the work was done by one man and in such a timely manner at that. I will definitely be calling him again when it comes time for the next project we have planned for remodeling our home. 😊

We had Gavin do a variety of items (reconnect a bathroom vanity, hang a mirror, install bathroom items, install closet door guides, vertical blinds in the dining room, reconnect the kitchen sink, reconnect an electric cooktop and install smoke/carbon monoxide detectors). He was a great communicator before he arrived to verify the time he needed to arrive (had to coordinate with a countertop installer and carpet shampoo company). He arrived on time, very personable and asked if there was any additional work. Gavin is very nice and performed everything on our list without hesitation.

Zach did an amazing job on my shed. I'll be using it as a music studio. He banged it out in two weeks. Throughout the process, he was dedicated, reliable, and worked long hours. Very impressed with the overall quality. It's been a dream of mine to have a dedicated area to play and record music, and now I've got one! He gave me a lot of confidence in his abilities and I'll be looking to use his services again in the future. Oh, and he had his baby daughter towards the end but still came out to finish the job! What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
