At Pilot Property Management LLC, we bring together outstanding tenants and exceptional properties in both Oregon & Washington. We specialize in residential and commercial management, but also work with homeowner associations and apartment owners to provide quality accommodations. We manage properties with long/short-term leases, as well as vacation properties. We also provide relocation services for those moving into the Portland Metro area. We work diligently to maintain the trust of both tenants and owners. We feel strongly that providing extraordinary service to both is the only way to do business. For most people, a rental is more than just a place to live....it's a home. For owners, we understand that a property can be much more than just an investment. I am extremely disappointed with Pilot Property Management's handling of my rental property at 3001 NW Fairfax Terrace. The most concerning part was that I had no idea about the severe problems with my property until a prospective tenant took the initiative to contact me directly. This potential tenant had already toured the property, completed an application, and was ready to sign a lease. When they arrived to finalize paperwork, they were shocked to find my property in an appalling condition: the back door was wide open with broken locks and seals (creating a significant security risk), bugs throughout the home, unsanitary bathroom conditions, and overall lack of preparation for tenant occupancy. What's most disturbing is that Pilot Property Management never informed me of these issues. They were collecting management fees while letting my property deteriorate to an uninhabitable state. Had this conscientious prospective tenant not reached out to me directly, I might still be unaware of how poorly my investment was being managed. Their staff showed complete indifference to these serious issues, making no effort to address them even when they were pointed out by the potential tenant. This level of negligence and lack of communication demonstrates a total disregard for my investment property and their contractual obligations. I would strongly advise other property owners to avoid Pilot Property Management and seek more professional alternatives who will actually protect your investment, maintain proper standards of care, and most importantly, communicate honestly about the condition of your property.

This owner was self-managing the property prior to our involvement and was responsible for inspecting the home and addressing any cleaning or damages with the prior tenant at move-out. Unfortunately, the property presented with significant deferred maintenance, including extensive exterior paint needs, broken windows, dry rot on the large deck requiring board replacement, cracks in the siding causing issues with door functionality and security, and the need for new flooring, among other concerns. In an effort to assist, we promptly arranged for four separate vendors to assess the home and provided quotes for the necessary repairs. Rather than approving the work, the owner chose to question the format and pricing of the estimates and ultimately declined to proceed with any repairs — even after being advised that new tenants were scheduled to move in. Prior to the check-in process, one vendor did use the restroom the night before tenant move-in; however, our leasing agent personally ensured the home was cleaned. Additionally, due to the broken exterior door (which could not properly latch because of structural issues), the door was blown open by the wind and caused THREE bugs to fly in from the deck into the home. Again, this issue was directly related to the owner’s deferred maintenance. Despite our recommendation for a competitive rental price, the owner insisted on listing the home at $500 above our suggested rate, which led to challenges in attracting tenants. Furthermore, he personally toured the property using our lockbox system and was fully aware of the home's condition.

The contract has only been signed for a week but the property has been shown a lot. No rental yet but I don’t think that’s unusual. I gave 3 stars until I see a rental.

    Fees: •Start-up = $100 (one time charge) •Monthly Management Fee: 1 - 2 homes 10% of each month's rent ($75 minimum); 3+ homes quoted individually •Vacation Rental Fee: 10% of total monthly rental fees ($75 minimum)

    Lisa is third generation in real estate and bought her first rental property in 1996. The Property Management and Vacation Rental division is an added service for our Chris Balmes Properties LLC clients that purchase investment properties. Adding this service has allowed our clients the opportunity to sell, buy and manage their properties all under one Brokerage.
