We recently purchased a home that needed repairs. He replaced the bathroom and kitchen light fixtures. He put in a French drain to stop moisture in our garage and installed bike rakes and utility racks. He did a very nice landscaping which made the yard look much better. He also replaced a toilet in master bathroom. We are senior he did numerous other small jobs we just could not do.

I don't usually write reviews but Robert did a wonderful job and I'm compelled to write a review. Robert did an excellent job in delivering furniture we bought from a local store. It was a heavy piece (solid wood big TV stand with fireplace), and Robert and Carl knew how to handle it well. Robert was very responsive from the time I got in touch with him. Everything was communicated well in advance and I knew what to expect. He was punctual (actually was few minutes early). After setting the TV stand in place, they helped taking the packaging to the garage. They also helped moving my old TV stand and TV two flights of stairs. Very pleased with the overall experience. Would hire him again without any hesitation and would recommend him to friends and family.

M.J.S Did electrical work for our garage and shed. His work was done promptly and effectively. Reason didn't give full 5 is because we also are looking to have work done elsewhere in the home and have been waiting a long time to get the estimate for that area. He is personable and does the job however, so this is a minor inconvenience.

I needed Azek trim installed on a large garage door and two standard entry doors. A previous attempt to have this done from a Craigslist "expert" resulted in a miserable failure. I liked Thumbtack's reviews for Valentino and Sons Construction and decided to use them. All I can say is WOW. Joe Valentino's communication was superb, his price was fair, he arrived on time and with the necessary tools, and his workmanship was excellent. I give my highest recommendation to Jake Esh and his team. Polite, professional, prompt - followed through on each and every detail of the project. The workmanship on my Trex deck is the best that I've seen. Not a single screw, fastener or flaw can be seen. The attention to detail was superb. Jake explained every option of each detail for approval prior to moving ahead with the work. He also fixed a roof leak that has been plaguing our house since we moved in - and did so at a very reasonable price. We had some good choices in deck builders as we conducted our search, but now that the project is completed we are convinced that we definitely made the right choice with Stoney Ridge Home Improvements. We'll be asking them back this spring to look at our other renovation projects we have planned.

Michal replaced the door from my garage to the inside of our kitchen due to the old door warping and sagging. He was extremely accommodating offering to start early in the morning and provide the new door (purchased ahead of time requiring no deposit). He went above and beyond during his installation, including trim, shims, a new door knob (which he had to come back to do the next day) spray foam and about 6 hours of labor. My new door is level, does not let in any heat from my garage (not ventilated) and opens and closes with ease! I am 100 percent satisfied and he is worth every dollar... you will not be disappointed by his craftsmanship.

Bartley did two separate jobs for me. First he installed floors I had purchased at a very reasonable rate. Job was done quick and looks great. The second job was building a bar area with kegerator, fridge, wine racks the whole nine. It looks amazing. Such attention to detail on the work and made a great suggestion on adding an old barn beam as a shelf. The price was right on point with both projects. I will definitely be looking to Bartley for projects that come up.

We wish we hired Building Leaders to do the renovation that we undertook two years ago - they would have saved us a lot of money, time, and frustration. They honestly reinstilled our faith in the contracting community - we've had several terrible experiences from other contracting companies. This was such different and positive experience, we wanted to share. If you're looking for a contractor who is honest, keeps his promises, who delivers quality outcomes and within budget, and respects your home/personal space -- Building Leaders needs to be considered. They were hired to bring a pretty complex project and design to life. Sami, the owner, did an amazing job partnering with our Interior Designer, Keegan Riotto from Revamp Designs. They successfully completed a 3 month project that included a complete demolition of an unusable space. The scope of work included building of multiple decks, build out and construction of new closets/rooms. They also masterfully installed a stacked stone wall - they did such an awesome job, the stacked stone manufacture has sent a photographer to take photos to showcase in their catalog/websites. Sami and team also installed ~800sq ft of Aztek pavers, completed electrical work to support a complex lifting scheme, roofing work, etc. Bottom line, Building Leaders -- is a very professional, honest, and skilled company that took Revamp's designs and beautifully transformed a once unusable space to an oasis that we're able to use on daily basis. His team was challenged with weather and other issues and they absolutely did an amazing job. One last item to share...those of you who've had renovations or work done on your house while living there - it can be terribly disruptive and stressful when you have the wrong contractor who does not respect the fact that you are living there during construction (we have small children) -- Sami and his team were so respectful and thoughtful in this regard - they took precautions to ensure our home and personal property (and kids) were cared for/safe and they the time to clean up the site EVERY day!! Thanks Building Leaders/Sami, we love our new spaces and appreciate they great work. I highly recommend Sami and his team - honest to work with, competitively priced, stellar craftsmanship, on time and extremely respectful.

Project: Build an Addition, concrete driveway, stamped pavement!! Hiring Jim Forbes (Forbes Associates, LLC) was one of the best moves my husband John and I ever made. He took our major project of building a stick built garage, built a staircase from the 1st floor to the basement, a stamped concrete driveway, walkway, sidewalks and paving a sidewalk for our new residence in Hamilton Township and he ran with it. We have never been so happy with the outcome of our project. He and his staff were very knowledgeable, professional and a pleasure to work with. He treated my husband and I like he would his own family. Jim kept his timelines as promised, handled all the township paperwork involved, and was very reasonable and honest about the proposals he gave us up front for the entire project. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
