This person charged me $240 to caulk a window top to bottom , so that rain water does not get in. He ended up putting little bit of caulking in the base of the window in 10 minutes and called it done! When I asked him why is he not caulking the top and side of window . He taught me ‘fluid dynamics’ and how I don’t need caulking in top or side , because water always flows down wards !!! Sure enough in one rain , water started to get in again. I did not bother to call him again . I cut my loss and ended up paying another person to caulk the sides and top. Charged me $100 So far no leak ! Please stay away!!

Hello Saif, sorry to hear about your leak. Let me clear up some confusion. Like I said, your window is probably 60 years old and gets baked in the sun all day and the whole exterior wall has slid out of plumb almost 3 inches causing a huge gap at the top that cannot be caulked per manufacturers specs. I told you we should be a piece of trim there and seal to that but you wanted the cheapest possible option because this is a rental. I removed all the caulk and whatever else the previous contractor put there, cleaned it up, and caulked and flashed the bottom sill and the sides. I told you without adding that top piece to caulk to the caulk wouldn't last because it has nothing to grab. So as far as another contractor putting caulk there I can guarantee you it will fail sooner rather than later and it hasn't rained since so I don't know how you would know if it worked or not. it took 45 minutes to clean the mystery mix of sealants off the window and about 15 minutes to flash and seal it and then you made me wait an hour for you to show up at the agreed time. The minimum charge for any job is $200 in addition to materials which you accepted and signed the work order for. I also told you because there's multiple areas on that wall that look worn, and the leak could be coming from a few spots, that if it did leak again I would come out for free to find the exact spots that were leaking and give you a price on that work but again, you wanted the absolute cheapest option and didn't want me to explore those options. I hope this clears up any confusion and you have my number if you need another iteration of how you should of just replaced your 60 year old sun baked window because it will leak again.
