I hired Thomas to do a floor to ceiling custom built in with a window seat. I had provided incorrect measurements originally but he did an onsite visit prior to beginning his work and was able to adjust all measurements accordingly and make a gorgeous built in piece of furniture. We realized that he was more adept to handle many of our projects that we had hired other contractors do so we hired him to do additional work and to redo some work that had already been done. He stuck to the schedule that we set forth, was great at communicating, was extremely helpful at assessing situations and providing recommendations. We are very grateful and appreciative for the work that he did on the built in, our cabinet installation our vinyl floor installation, and many other small things around the house! Thanks to Thomas many aspects of our home will be wonderful. If you would like a verbal testimony please feel free to ask Thomas for my number. Once everything is done I hope to come back and add some more photos.

We had work done on a large wood deck (repair, power wash, and stain) on our house. We reached out to several contractors before deciding to use Michael Madonna and his team. We appreciated that they are a family-run business with 30+ years of experience. It was a pleasure working with Michael Madonna and his team from start to finish. Michael and his team were responsive, professional, and provided an honest assessment of the scope and cost of the project. They delivered on time and on budget without any hiccups. Because of the great work they did, we are planning to use them for other major remodeling/contracting work to be done on our house.

I had a bad circulator pump and 3 cracked radiators at one of my rental properties. This needed to be fixed before the tenants moved in. I was also out of town while this work got done. Benny did an amazing job of getting everything fixed, addressing leaks I didn't know of and keeping me updated throughout the process. I've been dealing with contractors for my rental properties for 6 years and this was one of my best experiences. I highly recommend this company.

I hired Kevin to help do some wiring, framing, and drywall so I would be able to mount a tv in a difficult location. He was very knowledgeable and was able to find some creative ways to get around a few unexpected problems he encountered once the wall was opened up. Another contractor I had come to look at the project told me it was no possible and left but now the job is done and my tv looks great with no wires showing.

The glowing reviews that Rory Richard has received are no exaggeration. Rory just completed a job painting a double vanity and bathroom cabinet for me and I couldn’t be happier with the result. Rory is fantastic! He is prompt, neat, hard-working, and his pricing is very reasonable. Most importantly, Rory is a perfectionist who does meticulous work. It is rare in today’s world to find somebody this conscientious. I highly recommend this contractor.

Alex was hired to paint two bedrooms in my home and to perform other repairs. Out of all the contractors I spoke to, Alex had the most competitive pricing. He gave wonderful tips on what kind of finish on the paint I would need for the job as well as how much paint would be needed. His advice was spot on. The work he did was impeccable and the job was complete in a matter of hours. There was no mess for me to clean up and the walls look amazing. Jobe well done. Will definitely be using his services again in the future.

Firstly, I can't recommend Gary highly enough for any level of remodeling or renovation jobs you may be doing. We recently used Real Deal$ to remodel the kitchen, bathroom and a large portion of the living area in our home and have been delighted with the both the process and the results. Having worked in real estate/property development, I have worked with a number of other contractors and know when I'm working with someone who knows their business and takes genuine pride in the quality of the work they're doing- and that certainly describes Gary and the sub contractors he works with. Although I was pretty sure I wanted to use Real Deal$ based on a friend's recommendation, I wanted to get bids from other renovation contractors for our remodel just to be thorough. When compared with the other bids, I was very impressed with Gary's pricing and the level of detail outlined in his bid. Another big factor for me in choosing the right contractor was the lead time involved for the renovation. Most of the other contractors couldn't work within our time constraints- which was to have all of the remodeling completed in six weeks. We knew it would be tight but Gary absolutely pulled through for us. Both our kitchen and bathroom look amazing, and both are so much more functional than they were before. We were absolutely delighted (and surprised based on experience with other contractors) that the remodel stayed on schedule and within our budget. The remodel took the demolition of the kitchen, bathroom and part of the living space down to the studs and put it all back together again with new plumbing, electrical and heating. Gary helped source all of the new appliances and finishes through his vendors for the entire remodel which can be a handful if you haven't done it before. He provided us with numerous sources for our kitchen cabinetry also. All the work performed throughout the remodel is of the highest standard and we enjoyed working with Gary and all of his sub contractors. I also really appreciated how hard they all worked towards keeping the remodel on schedule and 'WITHIN OUR BUDGET'. Remodeling, or any kind of renovation, (whether big or small) can be very stressful- but having Gary as our contractor really helped alleviate the majority of our concerns and I will definitely be calling him for any future renovation needs we may have. Richie was really a great contractor! He helped me with the design of my garden tub and the white cararra marble tub came out gorgeous! We couldn't be happier with his vision and execution. He also did both of our floors as well and we had him add on a closet because it looked so nice! Here is the first project completed below. We love it! He's a hard worker and easy to get along with. We will be calling him for our next project for sure.

There are so many positive things to say about Randy, I don’t even know where to start! First of all, I’ve never dealt with a contractor who gives you a specific time when he will show up and then ACTUALLY show up at the time he said. This was not a coincidence, it happened 3 times in a row. Randy changed 11 doors by himself in 2 days in that blistering hot heat wave. But you know what Randy doesn’t do? He doesn’t complain, doesn’t intrude, doesn’t leave a mess, doesn’t cut corners, doesn’t nickel and dime you, doesn’t balk when you ask him questions and on top of all that is extreme pleasant and considerate. I watched him sweep the street where he was working so he left no dust behind. I wouldn’t hesitate to hire Randy again. He’s on speed dial...

I cannot say enough how much we appreciate Shawn coming out and doing the job we had in store (installing a kitchen island). It was a small job; which many contractors wouldn't see as worth their time, since we already had the majority of the materials and whatnot in place. Truthfully, we didn't know what we had gotten ourselves into and I didn't want my husband drilling holes where they didn't belong and wanted the job done right. Shawn was more than willing to work with us, friendly and was always very responsive. The quality of his work was better than we ourselves had envisioned. We cannot wait to enjoy our new island with family and friends. It was a necessary addition to our first home as we love to entertain and Shawn helped make that possible. I would recommend him to anyone in a heartbeat!

I submitted a request for quotes last night. Several contractors indicated interest in our tree trimming job. We went with Lee partly because he indicated he was going to be in the area on another job. He and his coworker did a great job cleaning out an old tree that had significant overgrowth and dead branches. They mulched on the spot and did nice job of cleaning up. My wife and I are both pleased with the results. I would highly recommend Leon. Not only did he do a nice job, he was friendly and personable.

We have been through many contractors...this was our first Thumbtack experience & we are very impressed. Ian was responsive & detail oriented. He gave good suggestions and worked non-stop while he was at our home. Ian remodeled our laundry room which turned out great. We have asked Ian to complete another project because we were pleased with the quality of his work. We would highly recommend Ian and Jones Brothers!

We hired Southern Construction to complete a rehab that was in jeopardy due to incompetence of the original contractor. Southern Construction repaired the work that was done incorrectly and finished the job for us. The completed home is beautiful. The contractor was honest, did what he said he would when he said he would. We felt blessed to have found him. We highly recommend Southern Construction for any design and construction job, no matter how large or small.

A few days ago I had a new stove delivered while they delivered it to my kitchen they suddenly said that the connection required a license electrician. Thank God for Thumbtack and Mike. He answered quickly what's Pleasant and efficient with a sense of humor and was here all of 20 minutes. I would recommend his work to anyone who is tired of contractors who take hours to do a simple task or who overcharged I felt that his rate was good and I fully intend to use him again if I have additional electrical needs. He's on the permanent Rolodex

Had Kim Bachman(Phi_Allen ) come and give estimate on 20 windows. She was professional. courteous and polite. Always got back to me on questions within the hour, so responsiveness is great. That's a value I always look for. Because of all the rain this past early summer and mid summer, outside contractors where at an up hill battle getting work done on time. But Phi-Allen always kept me updated on installation date, and honored it. Great Company!!! Jim DellaVecchia. I will add photos soon,

After interviewing a couple of contractors, we were thrilled to find Chris. He was always prompt, professional, and reasonably priced. Our basement went from a concrete unfinished space, to a beautiful new room for our family to enjoy. Chris is an excellent craftsman, and he made sure that the new renovation fit beautifully with our historic 1700's home. We highly recommend Chris.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
