John and his assistant did a fantastic job in my basement. He even fixed a few things that were not part of our initial agreement. If you want a fast and clean job in a fraction of what other contractors charge, he is your guy. Highly recommended.

We had our basement windows replaced and they turned out great. The guys who came to do the work were punctual, friendly and non-intrusive. They finished quickly and the windows look really nice.

Mr. Ralph worked alone. Had to help him with getting items out of the basement. But for the price, it was well worth the extra effort. He was quick to respond and very friendly. Also, he worked on a Sunday for us. We would hire him again if need be.

We hired Joel to install French doors in our basement bedroom. The job took longer than expected because the door frame needed to be rebuilt, but we are very pleased with the end results. Joel does great work!

We had Frank and his crew work on our home recently. The outside stairwell to our basement was bulging and cracking after 45 years of weathering. He pointed out several cracks in the concrete covering our foundation as well and stated that he would be more concerned about that then the stairwell. They rebuilt the outer wall of the stairwell, parged the foundation blocks and replaced several bricks in the front of our home. They did an excellent job of the work, but what most impressed us just as much as the quality of work was his communications. We experienced a lot of rain and a job that should have taken less than a week stretched out to over two weeks. You can't pour concrete in the rain. Frank sent us daily emails with the potential schedule for the next day. I will highly recommend Frank and FW Masonry for anyone and any project.

Arthur Naylor was hired to do multiple electrical jobs for a basement bathroom that we are having done. Arthur was extremely polite, professional and very knowledgeable, not to mention his work was top notch! He was able to answer every question we had and he explained the best way to accomplish the job. The rates were by far, very reasonable. We have decided to hire him for other jobs we have planned. Thanks Mr. Naylor!

Jeff has done many jobs for me. Finished basement, Bath, Drywall, Trim, Pluming. In addition to being honest and fair, Jeff and his crew are people that I would trust in my home even if I was on vacation. The next job I need to be done Jeff will be the first and only person I call. That is the simple truth!

From the beginning Jeff was outstanding. He made it a point to work around my crazy busy work schedule. I was having issues in my basement with a window leaking. He gave me a couple different options and a couple different quotes for the project. I found him VERY REASONABLY when it came to pricing. Jeff came up with a time and date to work well with my work schedule which happened to be a weekend day. He did a wonderful job with the project and made sure everything was perfect and cleaned up before he left. I would recommend him to anyone and will remember him for any project in the future.

Mr. Black was on time, very professional and finished the entire job on time. I will use his services again and would recommend Mr. Black to anyone whom needs general maintenance work.

The worst part about the projects we had completed with Angel are that they're over, so we don't get to see Angel on a daily basis any more. Over the span of the last several months Angel and his team have completed several projects for us, and every one has been done with extreme focus on doing things the right way and making sure we're happy with the outcome. Angel really can do it all, from plumbing to electrical to carpentry to drywall and beyond. There's nothing we've asked of him that he's not been able to excel at. The projects he's completed for us include: 1) Rewiring and replumbing our entire basement which was a mess of 60 years worth of "DIY" jobs gone wrong and old wiring that needed to be replaced. He called out a plumbing issue he saw (corroded pipes that water would fall from if they were tapped), which we hadn't originally asked him to do because we didn't know it was a problem. He quickly replaced all of the main lines coming into the house and those feeding into the first floor. 2) Replaced 6 basement windows for us that had been causing water issues. He and his team had to repair and replace a great deal of damaged concrete and framing to get the new windows in, and I can't even begin to tell you how much of a difference it's made in our basement. We had actually consulted with two other "window installers" about the job, and they both came in with ridiculous costs, and weren't even going to address the issues we raised to them. Like I said, Angel focuses on getting everything done right. 3) Our freaking awesome kitchen remodel!!! Angel and his team demoed our old kitchen, moved all of our gas, plumbing, and electrical lines (and installed new ones), moved a load baring wall, installed new flooring, built and installed our cabinets, and installed our appliances. The result is absolutely everything I dreamed. If you're looking for someone to help out with some small tasks around the house, or to do major construction for you, I simply could not recommend Angel more highly. He's honest, trustworthy, kind, and extremely talented at his trades.

Our basement flooded on a Sunday evening. I frantically searched online for help and Turning Point Restoration appeared to be my best option. I called, and within a few hours they had come to my home, assessed the situation, provided a verbal ballpark cost range estimate,* and set up 31 pieces of equipment to dry things out. They were fast, efficient, and professional. It was literally a Special Ops team attacking the enemy in our home. But they did so politely. They put down protectors to keep our carpet and flooring clean in areas not affected by the flooding. The equipment they brought in was cleaned to perfection. I later realized that they had thoroughly cleaned it after previous use so that they would not contaminate our home with mold, etc., from their last job prior to mine. Mark Tretter was our main point of contact and he was the consummate gentleman. He was prompt, professional, and personable. He ran the operation with military precision and excellence. If you need major help ASAP, call Turning Point Restoration. *(They explained that cost was determined by the number of days it took to dry the basement to an acceptable level, which is unknowable at the beginning. They said they would be back daily to measure the moisture in the air and remove the equipment only after the home had dried adequately. They thought the job would take 3-5 days. They were done in 3. They gave me a discount because I did some of the work myself that had been included in the initial estimate).

Remodel Max added a new bathroom to our basement. They also did a total remodel of our existing bathroom. Both bathrooms turned out so beautiful and we could not be happier. We are about to have them come back to add a patio and sliding door to the back of our house. Wayne is a good, honest person who stands behind his work.

Can't say enough about how great of an experience we had with McGann Renovations. Our basement flooded with the heavy rain and we needed the issue fixed and repaired ASAP. In less than 72 hours, they had the mess cleaned up, removed, dried, and had a new laminate floor down without a hitch in the process. Conor is great to work with; very professional and communicative throughout the entire process. Wouldn't think to work with anyone else!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
