What James and his crew did with the deck in our backyard was nothing short of a total transformation. We now have a beautiful deck that we use on a regular basis and absolutely love! We also had James and his crew knock out a wall to add a set of French doors for easier access to our deck and hot tub— it was a tough job, but they made it look easy. James was great to work with, an excellent communicator, and accommodated us on details and changes as they came up during the construction process. He wanted to make sure the deck was exactly as we envisioned, and consistently checked in throughout the project. The crew was friendly and punctual, even working in winter weather. We look forward to using James and Weathertite Roofing and Remodeling on several other projects that we have in mind for the near future. Thank you!!

ER Construction is by far the best company we have ever had do work on our home. We have had some horrible experiences in the past with contractors who didn't show up, finish work promised, were sloppy and rude. ER Construction has finished all the work in our 1850 colonial and it has surpassed our expectations. The painting, floor refinishing, ceiling repair, and floor installation has been incredible and we are having them paint the exterior as well. We are very happy and satisfied and are recommending them to everyone we know!

As a frequent Thumbtack user, I've had a lot of contractors work on my house including other painters. Cleynira Construction and the owner Cody are by far the best we've ever used. They painted the outside of our 1950 colonial and it looks fantastic!! Cody also used his construction skills to remedy some tricky wood rot in some decorative detailing areas near that I thought would be very difficult to fix. If you want superior quality work at a very competitive price, I highly recommend these guys. I'm extremely happy with their work and I will rehire them at every opportunity.

.RMPaolino Construction was contracted to remodel my unfinished basement and install baseboard heat throughout my house. Mr. Paolino and his team did an outstanding job planning and accomplishing this difficult job. The work was scheduled so that it caused me very little inconvenience and all phases of the job were completed on schedule. All of the work and construction materials were of professional grade, and the overall price tag was more than reasonable. I intend to hire Mr. Paolino to do other work on my property. Because my house is 114 years old, many adjustments and accommodations had to be made in order to accomplish everything I wanted. Nevertheless, Mr. Paolino worked around all of the obstacles and got everything done that I requested. And it looks great. I highly recommend his services. The overall project included the items listed below. 1. Cleared the basement of all junk and debris. 2. Removed the old boiler from the basement and 12 radiators and pipes throughout the house. 3. Removed all of the old steam piping, old excess electrical wires and unused gas lines running through the basement. 4. Removed all artificial walls, ceilings and floors throughout the basement. 5. Installed a brand new modern boiler and enclosed it with walls with sliding doors for access. 6. Installed baseboard heaters throughout the three-story house. 7. Replaced numerous copper water pipes with fiberglass pipes and insulated the copper piping that was not replaced. 8. Replaced seven basement windows with new windows. 9. Restored the worn brick walls of the basement 10. Framed the entire basement and installed insulation. 11. Installed and painted dry wall throughout the basement. 12. The electrical circuit box was replaced and electrical and cable ready outlets were installed all around the walls. The electrical circuit breaker, gas meter and water meter were enclosed in a small room with an access door. 13. A utility area was created on a raised platform where a washer, dryer, and sink were installed. 14. The basement floor was covered with an industrial strength carpet. 15. A drop ceiling with large panels with embedded florescent lights was installed.

Justin the owner of McCarthy Property services was amazing to work with. My wife and I had our roof done and 3 skylights removed due to them leaking. We needed someone to make the old holes where the skylights were disappear. Can I tell you Justin did just that. Initially he was very quick with a response and upon scheduling an appt for the following day was 15mins early for said appt. Justin began work the following week and was completed in a single day. Bob “the builder” as my family and I refer to him is my go-to contractor for any work we need done. Bob built our entire 3000 sq ft house 14 years ago and we have had him back several times since for new projects. He is a quality builder, honest, reliable and reasonably priced. When we wanted an extra 2 car garage, we called Bob and he constructed an exterior 2 car garage for us, which turned out beautiful. He worked with us on the size, style and layout and made sure it complimented our main house structure. Years later, when wind storms caused a tree to fall through my garage, I called Bob again to make the repair. He did everything from fixing the soffit, siding and gutters to reshingling the roof. As always, he was professional, responsive and understanding as I worked through the cumbersome insurance company process. Recently, I hired Bob again to build a large elevated composite deck. His workmanship is sound and of high quality, his prices are reasonable and I highly recommend him to others. Bob has been building for a long time and he knows his stuff. He and his crew show up promptly every day (even when it’s 98 degrees out!) and I appreciate that they work hard and make consistent progress until the job is done. He communicates with me regularly to keep me informed on the project. I continue to be happy with Bob’s work and will have him back again when we have another project for him. Thank you Bob for doing great work whenever we need it.

Working with NKB Construction was a true pleasure. We had damage in our bathroom from a water leak that required us to redo our bathroom on short notice. NKB was quick to respond, and started the project quickly. They were on time and on budget throughout the job. I hired Anthony to rebuild my front porch. He responded right away when I asked for a quote, and found the quote to be very reasonable. He was very open minded when we discussed the project, and even gave me a few ideas for building materials that I hadn't thought about. He and his team were able to finish the job within the time frame he originally quoted me. At first, I didn't like the way the railing to the porch came out, and Anthony came back right away to fix it. The porch turned out great, and even my neighbors commented how quickly the project was completed and how nice the new porch looked. Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
