I booked the project with OSA just one week before I moved in my new condo. There are plenty of jobs needed to be done, like install all appliances, replace old vanity, replace all old valves, replace new toilet, install new lights, put floor tile and wall tile in my bathroom, and so on. Thankfully, OSA finished all projects before the day I moved in with high work quality, I really appreciate it. Also, they are very trustful, I gave my home key to them so they can come any time to do the work. Best person to work with. In addition to the dishwasher install, had to install a new garbage disposal with wiring, install whole house water filter, instal faucets for slop sink and a bathroom.. he was very kind and took care of everything the same day. very professional and top notch work quality.. some leaks came up next day, Ernie was very professional, came back and fixed everything. Very reasonable price for all these.. Highly recommend and definitely will come back for all my future plumbing needs..

Todd went above and beyond for us and it was greatly appreciated. We used Swift Waters for a gutter install. We had chosen a color that had become unavailable after choosing it. David repaired a patch of ceiling that had some mold from a leaking vent pipe. He also installed a garage door opener. He was responsive and very competent. He arrived on time when scheduled and worked diligently until both projects until they were completed. I will be happy to use David again in the future for any work Ir repairs I need on my home.

ER Construction is by far the best company we have ever had do work on our home. We have had some horrible experiences in the past with contractors who didn't show up, finish work promised, were sloppy and rude. ER Construction has finished all the work in our 1850 colonial and it has surpassed our expectations. The painting, floor refinishing, ceiling repair, and floor installation has been incredible and we are having them paint the exterior as well. We are very happy and satisfied and are recommending them to everyone we know!

Bryan came out to patch up a good sized hole in my ceiling. When he came out, I popped another ceiling repair on him in my kitchen and he was very accommodating and did both repairs on the same day. He is a gentleman to work with, he communicated with me throughout the process, and left the work areas clean when he left.

I hired Joe to build a custom shed in my back yard. I was very pleased with the quality and efficiency of his work and the way he handeled some unexpected modifications to the original design and plan very professionally. During the job, he discovered rotten boards in my deck stairs that he immediately alerted me to and offered to replace, which he did quickly and at minimal cost of time and extra expense. He approached the entire task with a friendly and easy going demeaner while also getting everything done well with urgency. He worked well with us to ensure that we were happy with the modifications to the design along the way and the final product. He continuosly offered creative and resourceful solutions to challenges. .RMPaolino Construction was contracted to remodel my unfinished basement and install baseboard heat throughout my house. Mr. Paolino and his team did an outstanding job planning and accomplishing this difficult job. The work was scheduled so that it caused me very little inconvenience and all phases of the job were completed on schedule. All of the work and construction materials were of professional grade, and the overall price tag was more than reasonable. I intend to hire Mr. Paolino to do other work on my property. Because my house is 114 years old, many adjustments and accommodations had to be made in order to accomplish everything I wanted. Nevertheless, Mr. Paolino worked around all of the obstacles and got everything done that I requested. And it looks great. I highly recommend his services. The overall project included the items listed below. 1. Cleared the basement of all junk and debris. 2. Removed the old boiler from the basement and 12 radiators and pipes throughout the house. 3. Removed all of the old steam piping, old excess electrical wires and unused gas lines running through the basement. 4. Removed all artificial walls, ceilings and floors throughout the basement. 5. Installed a brand new modern boiler and enclosed it with walls with sliding doors for access. 6. Installed baseboard heaters throughout the three-story house. 7. Replaced numerous copper water pipes with fiberglass pipes and insulated the copper piping that was not replaced. 8. Replaced seven basement windows with new windows. 9. Restored the worn brick walls of the basement 10. Framed the entire basement and installed insulation. 11. Installed and painted dry wall throughout the basement. 12. The electrical circuit box was replaced and electrical and cable ready outlets were installed all around the walls. The electrical circuit breaker, gas meter and water meter were enclosed in a small room with an access door. 13. A utility area was created on a raised platform where a washer, dryer, and sink were installed. 14. The basement floor was covered with an industrial strength carpet. 15. A drop ceiling with large panels with embedded florescent lights was installed.

I cannot say enough positive things about Fernando and his work. I don't often write long reviews but this is a deserving exception. I have hired dozens of contractors on ThumbTack and HomeAdvisor/ServiceMagic for a wide range of projects over many years and have much experience with service providers. 1. Fernando showed up promptly and gave a timely quote for the project. 2. The price and terms were fair and right on point for what I expected. 3. Fernando was available sooner than promised. 4. I had an unconventional project and where others saw problems, Fernando had straightforward answers and solutions. 5. Fernando works hard - he and his crew-mate set right in and made steady progress over the multi-day project. 6. Great communication with good suggestions for solving problems that inevitably crop up. 7. Minor changes were absorbed into the project with no coercive haggling over up-charges. 8. Great care during the project. Tarps were laid down to keep dirt and stone contained and only the minimal necessary disturbance was made. 9. Thorough clean-up and final finish - difficult to tell there had been a significant project underway in the days prior to completion. 10. Final result was way better than ever expected and we are very pleased with the outcome. Thank you Fernando - I really appreciated the effort, care and workmanship on the project.

Completely remodeled my kitchen from studs on up through electrical, plumbing flooring to ceiling. My old kitchen was the sore spot in my home it was outdated with 80 style paneling and cabinets but now it is a showcase and we are proud of it. Well, needed some quotes for our back and front yard cleaning. We interviewed a several companies from here and from Yelp. I always tend to support a local businesses. We explained to every interviewed vendor the tasks requested and received several quotes. Josè and Alvaro sent us a professionally documented pro-forma invoice with a quote that was much higher from the average quote we received from other landscapers. Although Josè made a very good impression, we told him that the quote was higher than the other offers. Josè was flexible enough to renegotiate his price. The way he managed his workers and the way he worked himself I have to emphasize that this young man is customer oriented and deserves future business. If the program was able to score with more stars I would give them without a doubt. This is his first project with us, and I hope to continue scoring his company the same for future projects that I certainly would hire him for. I wish this young company a lot of success and continued growth.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
